OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
RECOMMENDING APPROVAL OF A TENTATIVE MAP TO REDIVIDE
41, APPROXIMATELY . 73 GROSS ACRES INTO TWO PARCELS CONSISTING OF
APPROXIMATELY''8,000 SQ. FT. EACH.

LOCATION: Southwest corner of Alcalde Road and Cordova Road
Approval is recommended subject to the findings as set forth on Page 1 and sub-
conclusions as set forth in the minutes of the Planning Commission meeting of
August 14, 1978.
CONDITIONS:
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does exist,
the special conditions enumerated herein shall apply.
15. That the approval is based upon Exhibit A 1st Revision of Application 17-TM-78
as may be modified by additional conditions contained herein.
16. The applicant's improvement plans shall reflect the reconfiguration of
the existing intersection of Cordova Road and Alcalde Road such that
Santa Lucia Road intersects Alcalde Road in a perpendicular manner and
Cordova Road be realigned to terminate into Santa Lucia Road in a
perpendicular manner.

The applicant shall be required to complete some off-site improvements to
implement the revised intersection plan subject to the review and approval
of the Director of Public Works .
17. The subject approval does not imply approval of the proposed building
pads as shown on Exhibit A. The buildings shall be required to conform
with all setbacks of the R1 zoning district.
18. The applicant shall provide a tree preservation plan to the staff at the
time of building permit review which illustrates measures to protect
the on-site trees to be preserved. Such measures shall be consistent
with the requirements of Appendix A of the Tree Ordinance.

RESOLUTION OF THE -PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING
THE APPROVAL OF A TENTATIVE MAP
WHEREAS, the attached application has been submitted to the City of Cupertino
requesting approval of a tentative map; and
WHEREAS, the Planning Commission has held at least one •public hearing in
regard to the application; and
WHEREAS, the Planning -Commission has duly considered and heard all evidence
submitted in regard to said application; and
WHEREAS, the necessary public notices have been given as required by the
subdivision and procedural ordinances of the City of Cupertino.
NOW, THEREFORE, BE IT RESOLVED:
1. That the Planning Commission makes the following findings:
a) That the proposed map is consistent with the general and specific
plans.
b) That the design or improvement of the proposed subdivision is
consistent with the general and specific plans.
c) That the site is physically suitable for the type of development.
d) That the site is physically suitable for the proposed density of
development.
e) That the design of the subdivision or the proposed improvements are
not likely to cause substantial environmental damage or substantially
and avoidably injure fish or wildlife or their habitat.
f) That the design of the subdivision or the type of improvements are
not likely to cause serious public health problems.
g) That the design of the subdivision or the type of improvements will
not conflict with easements, acquired by the public at large, for
access through or use of, property within the proposed subdivision.

19. The proposed lots shall be improved with a concrete curb and gutter for
the entire street frontage for Alcalde, Santa Lucia, and Cordova Roads.
The curb and gutter improvement for Cordova Road shall contain a lamp
black mix to tone down the stark appearance of concrete.
A sidewalk shall be installed on Alcalde Road. Sidewalk improvements
shall not be installed on the Santa Lucia and Cordova Road frontages.
The street section for Cordova Road shall be designed to accommodate a
minimum 30' pavement width. The ultimate pavement width for Cordova Road
will be determined at a future date in conjunction with the General Plan
Consolidation plan.
PASSED AND ADOPTED this 14th day of August, 1978, at a regular meeting of the
Planning Commission of the City of Cupertino, State of California, by the
following roll call vote:
