B-lst Revision of Application 39-U-85 except as may be iamended by special conditians enumerated herein. 17. ZONING_ACTION All uses authorized under this Use Permit are Con:i�gent upon final adoption of BC (Quasi-Public Bldg.) zoning for the subject site, pursuant to Rezoning epplication 19-Z-85. Construction permits and other use entitlements shall not be authorized priar to the effective date of the ❑rdinance adopting the change of zoning classification. 17. USE_I.IMITATION The approved use permits autharizes continued operation of a church and pre^e::isting licensed child day care facili*_y with maximum enrollment nat to e::ceed 45 pupils. Hours of nperation for tfie ctiild care facility shall be limi:ed t� weet:days from 7:UOAM to b:00PM inClusive. That the use or uses are in conformance with the general plan and is not detrimental to e:cisting uses or to uses specifically permitted in the zone in which the proposed use is to be locaced. � b. That the property involved is adequate in size and shape to accormnodate the proposed use. c. That the proposed use will not generate a level of traffic over and beyond that of the capacity of the existing street syatem. d. That the proposed use is otherwise not detrimental to the health, safety, peace, morals and general welfare of persons residing or working in the neighborhood of such propoaed use nor injurious to property and improvements in the neigh6or- hood. Continued use of the e::isting 24 faot trailer for church related classroom activity is also permitted, provided that appropriate permits remain in effect. 19. ARCHITECTURAL_AND SITE_FiEVIEW Frior to issuance of construction permits for the proposed classroam facility� the applicant shall submit the following materaals for informal review by the Architectural and Site Approval Committee: A) Elevation drawing depicting enhanced architectural treatment of the end wall of the building facing McClellan Road. B) Detail elevation drawings for trash enclosures to be installed on site. C) Landscape and fencing rehabilitation plan for the southerly site boundary. The applicant may work cooperatively with the adjoining homeowners to repair the e::isting fence, ❑r may propose a new fence on the ch�:rch property. 20. TRAILEk_REMOVAL The er.isting single-wide trailer coach in use on the site as temporary classroom space shall be removed prior to issuance of occupancy certi4icates for the proposed classroem building. �1.
