Reso 24269-TM-83 RESOLUTION NO. 2426 OF THE FLANNLNG COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF A TENTATIVE SUBDIVISION MAP TO SUBDIVIDE 1.68 NET ACRES INTO SIX PARCELS. APPLICANT: Terry Brown Construction Company ADDRESS: 21884 Stevens Creek Boulevard, Cupertino, California 95014 SUBMITTED: June 15, 1983 LOCATION: East side of Carmen Road, southerly of Stevens Creek Boulevard behind the existing homes which front Carmen Road FINDINGS AND SUBCONCLUSIONS: Approval is recommended subject to the findings as set forth on Page 1 and subconclusions as set forth in the minutes of the Planning Commission meeting of August 8, 1983. CONDITIONS: 1-14. Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions enumerated herein shall apply. 15. The approval is based upon Exhibit A 3rd Revision of Application 9-12"3 as may be amended by additional conditions contained herein. 16. The reciprocal ingress/egress easement shall be recorded on the final subdivision map. Additionally, the applicant shall record reciprocal ingress/egress easements and maintenance agreements by and between the individual parcels within the subdivision and any other adjoining properties which are designated to be served by said easements. Said easements shall be recorded simultaneously with say transfer of sale of any parcel within the subdivision and shall be subject to the review and approval of the City Attorney. 17. A geologic evaluation shall be approved by the Public Works Department prior to recordation of the final map and. release: of building permits on any individual building site. 18. An access to Parcel 7, which is not a part of this subdivision, shall be provided via the 20 ft. easement described on Exhibit A 3rd Revision. 19. A guard rail, designed and constructed based upon State of-Cal3.fornia specifications. shall be installed in the location described on Exhibit A 3rd Revision. The guard rail shall be installed prior to issuance of a building permit. PASSED AND ADOPTED this 8th day of August. 1983. at a regular meeting of the Planning Commission of the City of Cupertino.
