FINDINGS:
The Planning Commission finds that the modification: as approved herein is minor in nature and does not
significantly alter the development plan as specified for the Sevens Springs Development.

The minor modification is approved based upon the Easterly Perimeter Tree Inventory dated October 12,
1988 of Application 9-U-83 (Revised) as may amended by additional conditions contained herein.
2. TREE REPLACEMENT
The tree preservation and retention program as presented in the September 29, 1988 letter of Mowat
Associates is approved with the following stipulations:
Except in instances where numerous adjacent trees have died already, tree replacement shall occur
gradually to allow new planting to grow into their adjoining context.
Trees may be replaced on less than a one -for -one basis by increasing the distance between trees and
grouping replacement trees in an irregular pattern, subject to staff approval.
Replacement trees shall be a minimum of 24 inch box size, and include a variety of types to achieve
informal screening effect, subject to staff approval
All existing trees identified as dead in the Inventory described in Condition 1 above shall be removed
immediately. Trees identified as diseased, and treeswhichlater exhibit symptoms of infestation should be
removed upon confirmation by an arborist that the effects are irreversible. Verification of the arborist's
findinas shall be undertaken by staff prior to removal of anv tree.
