FINDINGS AND SCBCONCLUSIONS:
:Approval is recommended subject to the findings as set forth on Page 1 and
subconclusions as set forth in the minutes of the Planning Commianion meeting
of January 12, 1981.
• CONDITIONS:
1-15. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions enumerated herein shall apply.
15. The approval is based upon Exhibit A of Application 31-U-67 (Revised)
as may be amended by additional conditions contained herein.
16. The approval permits employee parking and the storage of new and used
motor vehicles on the .9 acre parcel. The Stelling Road frontage of
said storage lot shall be fenced and the frontage landscaped area shall
be 15 ft. in depth measured from back of sidewalk (5 ft, of landscapinst
in public right - of - way and 10 ft, on private property)• Said landscaping
and fencing shall be subject to the review and approval of the Architectural
• and Site Approval Committee.
17. Promotional display of vehicles shall be limited to the sales facility on
Stevens Creek Boulevard. The promotional display of vehicles is not permitted
on the Stelling Road frontage. The display of vehicles within the landscaped
area located in front of the vehicle showroom is strictly limited to the
three concrete circles which are placed within the landscaped lawn ares.
In no case may vehicles be displaced on the lawn or other landscape areas.
Additionally, the display or storage of vehicles shall not be permitted
within the driveway aisles or entrances to the site or within fire access
lane areas.

18. The applicant shall comply with all renuirements of the Central Fire District
_j toward insuring that there is ample emergency fire access to all portions of
the site. Said access shall include the appropriate locking devices, striping
and/or easements if necessary to ensure that fire lanes are kept open and
free of obstructions, subject to review and approval of the Central Fire
I District.
19. The location of the curb cut on Stelling Road and placement of vehicle parking
on-site shall be reviewed by the City Traffic Engineer to ensure that there
is no conflict between vehicle movements onto or within the site.
20. The applicant shall record a covenant providing for an easement for a bus
shelter to be located on Stelling Road. The precise location of the bus
shelter and easement shall be subject to the determination of the Director
of Public !forks.
