A. Monta Vista Assembly of God Church. Further discussion Of
proposed small lot subdivision near N, E, corner of Stevens
Creek Road and Stelling Road.
Mr, Kirkish presented a new plan which showed the lots
to be 70 x 114, almost 8,000 square feet. The slope was
reported to be 15 percent, over to Stevens Creek Road. The
street has been cut to 50 feet, Chairman Leonard observed
that the 50 foot street might mean occasional one way traffic;
parking and passing could be a problem on a 30 foot street,
assuming sidewalks and appurtenances of 10 feet. The width
mlght be important in the event the avenue becomes a through
street, Mr, Nellsen said. There followed a discussion of
sidewalks, including the possibility of 4 foot walks plus 18
inch curbs.
Mr, Leonard referred to several developments in the
vicinity and said that, street paving is often only 40 feet on
a 60 foot right of way, Planting and utility easements bring
the sidewalk area to the 10 foot width in some cases. The
question here is whether the City can approve 10 foot side-
walks in one place and another width elsewhere. Commissioner
Bell said he was not inclined to favor a sidewalk as wide as
10 feet, Mr. Leonard said the matter required more study
and he requested of Mr. Kirkish the distance between houses,
i.e, the combined tot31 of right of way plus set backs, Mr.
Leonard said that the City is in need of a subdivision
ordinance in the near future. He proposed that the Commis-
sion look at some subdivisions and subdivision ordinances
which may prove to be typical, Commissioner Bell suggested
that Commissioner Myers select a subdivision ordinance and
explain, interpret or modify it for the consideration of the
Planning Commission.
B, Steve Balas. Progress on proposed real estate office use
near corner of Kirwin and S. Highway 9.
The Chairman referred to the letter written to Eugene
Ravizza (at time of his rezoning) to which he responded
affirmatively point by point, He requested that Mr. Balas
do the same and asked for a similar letter for his signature
and delivery to Balas.
As the matter stands, the Planning Co~m1ss10n will reoom-
mend rezoning to the City Council and request::!"'" ¡:¡'!ilding
Department to inspect.
C. Sign Ordinance Discussion
Postponed until the next meeting.
D, Master Plan Discussion - ~uestionnaire
Commissioner Bell proposed a meeting during the following
week.
E, Freeway Discussion
The Chairman reported that the City Council has thirty
days to present a resolution incorporating a freeway policy
and recommendation. Mark Thomas and Company are preparing
the maps and the resolution which will be No. 49 of the City
of Cupertino was lntroduoed at this time, To summarize, it

recites the f~cts, then follows with a st~tement of freeway
prinCiples. It then makes a specific recommendation on the
Junipero Serra Freeway, both southern route and northern
lateral plus propos3ls for suitable interchanges and access
roads on the Stevens Creek Freeway. The resolution favors
Route U-l which runs about a quarter mlle north of Homestead
Road, following property lines, and veering over east of the
City to Moorp~rk Avenue thus creating boundaries between
Cupertino, Sunnyvale, and Santa Clara.
IV NEW BUSINESS
A. Bud Boyd for Watson Electrical Co. of Riverside. Inquiry
regarding a use permit or rezoning to permit operating of
contracting business from the Giuffrlda boat shop property
on Stevens Creek Road near Blaney.
Mr. Leonard described the business as similar to Gene
Ravizza's. Hr. Boyd has viewed several properties including
that of Giuffrida, who may have ~m~anawcommercial building
which will be simply an engineering and construction office with
no display of material. Giuffrida is dissatisfied with the
conditions of the present lease and preters a use whlch wll1
add to the value of the property. Mr. Boyd estimated that
one or two trucks plus conduit boxes will be the extent of
his equipment on the site, Commissioner Bell said that
Giuffrida could apply for a rezoning for a particular use.
Thls would be in co ntrast to the previous, or present tenant,
who rented an R-J-H property for commercial use. Mr. Bell
also said that Giuffrida has indicated he will build fOr
C-l-H use inasmuch as it would be difficult to make a
building that would meet C-l-H inspection out of the present
structure. He advised that Don Bandley be asked to tell
Giuffrida to ask for rezoning on that basis.
Mr. Boyd sald he will follow the suggestions and apply
for a rezoning by the 20th of the month. He added that the
other property in which he is interested has proved too
expensive.
B. Norman Mock for an undisclosed flower grower, Inquiry
regarding permission to move and use an agricultural dwelling
on a I-year program, Dwelling on Doyle; proposal is to move
it to Miller.
The man for whom Mr. Mock has made inquiry has in mind
a small residence similar to Mock's on Blaney. The plan is
to grow asters on a site, west side of ¡'í111er - one year
only, The agricultural housing for the flower growers t~
be located on Blaney south of Lucille,
The Planning Commission saw no objection, assuming the
house moving permit, etc. is in order.
C. Inquiry regarding a use permit or rezoning to accommodate a
used cer lot or perhaps a branch agency for new cars. Stevens
Creek Road or Highway 9,
The Chairman reported that the car dealer is presently
negotiatlng for a lot on Stevens Creek TIoad.
D, Miscellaneous
Mr, Anderson stated that the City must prepare a resolution
declaring freeway pOlicy for Cupertino. In the course of
Council discussion he was advised to defer to the Chairman
of the Planning Commission. He requested the recommendation
of the Planning Commission for submission to the City Council.
Upon hearing the reading of Resolution 49, containing
the aforementioned policy, Commissioner Eell moved that the
proposed Resolution No. 49 be recommended to the City Council;
seconded by Com~issioner Myers, carried 5 - O.
Maps prepared by Mark Thomas Company are expected to
supplement the resolution.
