TENTATIVE CITY COUNCIL HEARING D/\ TE: August 3, 1987.
SJill ... Er~~llilUQ!E l'vf.s. Piasecki noted that thr; Application was a request for a rezoning of the property, a Use Permit and Tentative Map approvnl to allow construction of eight new,
single-family detached homes, retaining one cxis1ing home.
Currcndy, the property has a General Plan designation of 5 -10 dwelling units per gross acre; Applicant requests 4.7 dwelling units per gross acre; zoning n:qucst for a Planned
Dcvdopment (PD) designation to allow use of a private road system and to permit some
lkxibility in set.backs dimensions. He noted considerations of the unique circumstance and
public objectives rcg<uding tl1c request for a PD zoning:
odd shaped parcel of property
pre-existing casement constraint
conventional sumdarcls do not work within the General Plan limitations
propo~;cd configuration of detached low-density attains greater level of comp;nibility
with the neighborhood
Staff concurred that a Planned Development designation wa<; appropriate and achieved an
overall consistent design with the neighborhood and recommended approval of the revised
Mtxkl Resolution. Ariel photographs of the site were presented.

ffEM 2 Continued
Ms. Don!1a Beaman, !0308 Las Ordas Way, Cupertino, was favorable to the single family
detached houses proposed for this sit~; however, she questioned. the small size of the lot.s.
She noted traffic problems that cturently exist in Cupertino and cited the number of cars
and R V's p:irked in the new development on Roddgues Ave. The proposed development
would continue this trend.
Mr. Childress responded that he appreciated the concern expressed and noted that the proposed houses were smaller than those cited on Rodrigues Ave. The project provides
larger lots with space for RV's on some lots through access to the rear yard, side garages,
considerable yard space and :mgle.d driveways. Every effort was made to .bllild an
attractive development
MVI'ION: Com. Claudy moved to dose the Public Hearing
SECOND: Com. Szabo
VOTE: Passed 3-0
Consensus reached by the Commission to accept Staff Re.commendation that the street be
widened. Corn. Claudy noted that the proposed development was similar to standard Rl
development and would externally confonn to Rl requirements; minimal impact to adjacent
areas was noted.
Chr. Mackenzie felt that the request for a Planned Development designation was justified and rt!asonable.
