First Hearing.

The Planning Director .said the Planning Commission and the City
Council previously approved the rezoning of this property to
Planned Development. This zoning required additional refinement
of the plans. Very few changes have been made from the original
plan.
Mr. Walter Muir, President of Utah Homes, said; he is wil Jh&.,!toI Suggested

Planning Director said the 3-bedroom units are presently planned
to begin 40 feet back from Blaney '.Avenue'. . lie .proposed rmoving them'!'.
slightly forward to the legal setback`.'and<<a'l,lowin the add'rional'
land for the common area. • lie also recommended vehicular access
from Dcodara rather than ;both ;ac:cess .•roads and to have a tot lot
or something of that nature where ithe other access would have been.
Thirdly, lie recommended the necessary dedications be required
along Blaney in front'of the undev4.1 ci,ed :por,tibn behind-.which..*.is
' part of the development. He saw -) 'problem in•having :on-street
parking since each lane is 20 feet, wide.
Chairman Meyers asked Mr. Muir if lie objected to moving:.the build- Description f
ings forward, toward Blaney.. Mr. Muir did 'not, object. ' He added of units
that one garage and one carport wi'l'l be• provided for each.unit.
The parking ratio is 6:1. Chairman Meyers felt it would be con-
siderably more attractive if each unit had- two garages rather. ithari'f'
one garage and one carport. Mr. Muir said in order to make •surer-rrr
the carports do not become storage areas the C. C. b R. 's.-will-,have
a statement to the effect that there will be no open storage.•r ii; `J . i
Mr. Muir said there will be automai:ic garage doors. There .wil1 be
a i vacant space between units to provide access from rear to •front -
yards without going through the house. There will be a planter•.lat
the forward end of each carport, wJ.t:h the kitchen window overlookin
it.
Commissioner. O'Keefe said the time has been spent discussing cars, . Pedestrian s!
tr.avelways, garages, etc. , and he wondered if the applicant would travel .
now speak about the pedestrian travel. Mr. Muir sa-d the sidewalk
will be down the center of the landscaped median- strip rather than'
on either side of ' tlie. roadway.
