Re: Existing Foundation Observations and Recommendations

To Whom It May Concern:
I visited the above referenced project site on September 15 and 21, 2009 to
observe the footing depths of the existing foundation. This letter summarizes the results
of that visit.
The existing foundation depth was measured in three (3) locations (see attached
sketch for locations) with the following results:
(Location 1 - Main House: 12" depth below adjacent grade.
Location 2 - Front of attached "Garage": 4" depth below adjacent grade. The
front edge of the "garage" slab does not have a thickened edge, or footing. There are
three (3) pier footings (one at each end, and one in the middle)at post locations.
Location 3 - Right side of attached "garage": 14" depth below adjacent grade.
I recommend a that a new footing(12" deep and 12" wide) be installed along the
front edge of the existing "garage" slab. This footing should be doweled into the existing
footing at location 3, and the existing slab. Also, portions of the existing "garage" slab
that have settled and cracked can be replaced with new slab (3-1/2" thick minimum)
doweled into the existing slab.
In addition if the new spread footing running along the front edge of the existing
"garage" slab wraps around the corner, on the left side, and continues along the left side
to the garage door jam (approximately 16") the existing 4 x 8 header can adequately span
across the "garage" door opening such that a footing along the entire left side of the
attached "garage" is not required.
