To the Planning Commission ,
I got the hearing notice and would like to raise my concerns on the Biltmore Adjacency Project
in this email since I cannot attend personally :
1. The traffic on South Blaney Ave will be a nightmare . This road is quite narrow with only 1 lane per side.
Currently its already hard to take a left turn while exiting Brenda Ct townhouse complex or to take a left turn
while entering the complex.
Now, with the new apartments entrance on South Blaney being directly opposite Brenda Ct Complex
entrance/exit, this problem will get worse.
Suggest to keep the current entrance to Biltmore complex on south Blaney, the same one to be used by the new
apartments
2. Student Overcrowding at Eaton Elementary School and Lawson middle school.
3. Noise/pollution level will grow during and after construction.
I request the Planning Commission to please address these issue above.

Hi,
With respect to the notification about proposed development by Prometheus Real Estate Group at Stevens Creek
Boulevard and Blaney Avenue, I would like to mention that I am very concerned about this plan. My
home/community, Brenda Ct, is right opposite to the proposed development site on blaney avenue. I have
following reasons to believe that this development is not good for our city -
- Sometime back there was a report in cupertino courier about lack of classrooms in Lawson middle school for
currently enrolled students. This new development would further worsen the situation.
- Traffic is already congested during peak commute hours. During schools hours , most of the stop signs are
backed up with long lines.
- The proposed exit to blaney from the new development is directly opposite to one of the existing exits from
Brenda Ct. There have already been many instances of near miss accidents during peak hours, even if the exists
are not opposite to each other. considering the narrow street and growth in traffic it will be very unsafe to have
2 exits right opposite to each other. In fact the proposed exit from Biltmore will cause problems for both of the
exits from Brenda Ct.
With all above points in mind, i strongly feel that addition of so many more apartments in this location should
not be approved.

We would like to express our support for the development at 20030, 20060 Stevens Creek Blvd and 10041
Blaney Avenue. We fell this will be a huge improvement to the area. I look forward to frequenting the retail
establishment that is proposed. The only down fall of this development is that it does not include the Village
Falafal. We will not miss any of the business that will be leaving, except Chili's since that is the only business
we have been to in the 15 years we have lived here.
Again, we support this project and hope you will approve it.

Hello, Aarti - I was at the Open House Prometheus held to let the community kno�v about what they are doing
and I must
say I was completely LTNDERWHELMED. When asked questions, a couple of reps were snarky and reluctant
to answer
questions of concern. I am against this project for the following reasons: South Blaney is a residential two lane
(one coming and
one going) rather narrow Street. Trying to get through it from Stevens Creek to Torre is one big traffic jam, and
cars waiting in
the Biltmore complex pull onto Blaney, and many are rude and don't wait their turn. This adds to the congested
intersection of
Stevens Creek at Blaney during the school commute with students who attend Lawson Jr. High and must cross
that intersection.
I have seen near misses with short children pedestrians in the crosswalks and cars with impatient drivers. That
intersection also leads to the pre schools and Collins Elementary to the South and Eaton Elementary school to
the South. ALSO, this project would
put several very popular businesses out of business, and our only neighborhood market. Page Boy Cleaners was
displaced once already when they were at the site of the Condo Complex at Blaney & Stevens Creek. The
Barber Shop is the only "Guy" hair cutter in our area, the rest are all salons. All the women in this area use
Pinky Nails. If the stores are not attractive enough the store fronts could easily be remodeled and new signs
could be placed at the sites. Prometheus will be putting 21,000 sq. ft. of retail space out of business in the Heart
Of The City where we promote retail business, and hope to replace it with as yet unknown 7,000 of hopefully
retail space. If what now exists there is shrunk down that much it will be like trying to get retail at
Metropolitan. This is a scenario being created for failure, and when they "cannot" rent the new retail space,
they will weep and wring their hands so the city council will grant them office space instead. This is awful.
Not all unattractive stores are unloved and unused. Taking away onsite parking at this complex to erect the
new apartments is also a mistake, since street parking is being fought over now. Adding even more need for
street parking makes absolutely no sense at all. I urge the Planning Commission to refuse to let this huge
addition to Biltmore happen. Ruby Elbogen
