FT. DUPLEX SECTION I: PROJECT DESCRIPTION Application No.: 2-ASA-99 Applicant: Steve Zankich Location: 20181 Forest Avenue SECTION II: FINDINGS WHEREAS, the Planning Commission of the City of Cupertino received an application for an Architectural and Site Approval, as described in this Resolution; and WHEREAS, the Planning Commission finds that the proposal is beneficial and compatible with the surrounding area. NOW, THEREFORE, BE IT RESOLVED: � That after careful consideration of maps, facts, exhibits, testimony and other evidence submitted in this matter,the application no.2-ASA-99, is here by approved and That the subconclusions upon which the findings and conditions specified in this Resolution are based and contained in the public hearing record concerning Application 2-ASA-99, as set forth in the Minutes of Planning Commission Meeting of March 22, 1999, and are incorporated by reference herein. SECTION III: CONDITIONS ADMINISTERED BY THE COMMUNITY DEVELOPMENT DEPT. l. APPROVED EXHIBITS Approval is based on Site plan (Al), Floor plans (A3, A4), Elevations (A5, A6) dated revised March 16, 1999 and the Landscape plan (L 1), dated February 29, 1999 and material board. � � Resolution No. 5022 2-ASA-99 March 22, 1999 Page -2- M 2. NOTICE OF FEES, DEDICATIONS, RESERVATIONS OR OTHER EXACTIONS The Conditions of Project Approval set forth herein may include certain fees, dedication requirements, reservation requirements, and other exactions. Pursuant to Government Code Section 66020(d) (1), these Conditions constitute written notice of a statement of the amount of such fees, Iand a description of the dedications, reservations, and other exactions. You are hereby further notified that the 90-day approval period in which you may protest these fees, dedications, reservations, and other exactions, pursuant to Government Code Section 66020(a), has begun. If you fail to file a protest within this 90-day period complying with all of the requirements of Section 66020, you will be legally barred from later challenging such exactions. 3. ARCHITECTURE The window trim for the two larger windows on the second story right elevation shall duplicate those on the second story left elevation. 4. LANDSCAPING A final landscape and irrigation plan shall be submitted with the building permit. The plan shall be consistent with the Xeriscape ordinance. If the 12" Ash tree does not survive construction, it shall be r�placed prior to final occupancy with a 24" box Evergreen species chosen from the Single Family Residential (R1) ordinance, privacy protection planting list. The Birch trees shown on the landscape plan (L 1) are not approved and shall be replaced with planting selected from the Single Family Residential (R1) ordinance, privacy protection planting list. The Photinia that is shown on the landscape plan shall be Serrulata, Photinia or a plant selected from the Single Family Residential (R1) ordinance,privacy protection planting list. 5. BUILDING LIMITATIONS The interior garage spaces shall measure 20'x 20' minimum.
