OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO APPROVING
REMODELING AND RELANDSCAPING OF AN EXISTING BUILDING AT THE OAKS
SHOPPING CENTER, INCLUDING MINOR EXTERIOR MODIFICATIONS
SECTION I: PROJECT DESCRIPTION

Property Owner: Villa de Anza Inc.
Location: 21255 Stevens Creek Boulevard
SECTION II: FINDINGS
� WHEREAS, the Planning Commission of the City of Cupertino received an application for
Architectural and Site Approval, as described in this Resolution; and
WHEREAS, the Planning Commission finds:
a) That the use is in conformance with the General Plan of the City of Cupertino, and is not
detrimental to existing uses or to uses specifically permitted in the zone in which the proposed use
is to be located.
b) That the property involved is adequate in size and shape to accommodate the proposed use.
NOW, THEREFORE, BE IT RESOLVED:
That after careful consideration of exhibits and testimony submitted in this matter, application no. 3-
ASA-98, is hereby approved and
That the subconclusions upon which the findings and conditions specified in this Resolution are based
and contained in the public hearing record concerning application no. 3-ASA-98 as set forth in the
Minutes of Planning Commission Meeting of April 13, 1998, and are incorporated by reference herein.
SECTION III: CONDITIONS ADMINISTERED BY THE COMMUNITY DEVELOPMENT DEPT.
1. APPROVED EXHIBITS
The recommendation of approval is based Sheets A-0, A1, A3, dated 2/24/98 and PL-1, PL-2 dated
2/14/98; and color and material board, except as amended by the Conditions contained in this
Resolution.
2. TREE REMOVAL
The maple tree shown to be removed shall be relocated elsewhere in the vicinity.

, The east elevation shall be modified to provide greater visual interest through the addition of a

window and additional landscaping, subject to staff approval.
' 4. SIGNAGE
Signage is not approved as part of this application. A sign program shall be submitted consistent
with Title 17 of the Cupertino Municipal Code.
5. SECURITY PLAN
A security plan approved by the sheriff's department shall be approved prior to building occupancy.
