OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING
APPROVAL FOR REMODELING ANt� LANDSCAPING OF A MULTI-FAMILY APARTMENT
RESIDENCE LOCATED IN AN R3 ZONE AT 19479 ROSEMARIE PLACE
SECTION I: PROJECT DESCRIPTION

SECTION II: FINDINGS
WHEREAS, the Planning Commission of the City of Cupertino received an application for
Architectural and Site Approval, as described in this Resolution; and
WHEREAS, the Planning Commission finds that the :
1. That the proposed site development plan substantially conforms to the requirements of the City of
Cupertino's R3- Multiple-Family Residential Zoning Ordinance; and
2. That the proposed site remodel meets the land use element of the Cupertino General Plan.
NOW, THEREFORE, BE IT RESOLVED:
That after careful consideration of e�ibits and testimony submitted in this matter, application no. 1-
ASA-98, is hereby recommended for approval and
That the subconclusions upon which the findings and conditions specified in this Resolution are based
and contained in the public hearing record concerning application no. 1-ASA-98 as set forth in the
Minutes of Planning Commission Meeting of February 9, 1998, and are incorporated by reference
herein.
SECTION III: CONDITIONS ADMINISTERED BY THE COMMUNITY DEVELOPMENT DEPT.
1. Approved Exhibits
The recommendation of approval is based on Site Improvement Plans entitled "New Front Elevation
& Landscape Modifications" dated 1/14/98, consisting of one sheet; and material board, except as
amended by the Conditions contained in this Resolution.

2. LANDSCAPE REVIEW
Concurrently, with the building permit plans, the applicant shall submit a landscape planting and
irrigation plan in conformance with chapter 14.15, Xeriscape Landscaping, of the Cupertino
Municipal Code, to be approved by staff. Regarding sod area, it must be reduced to 25% of the
improvement area and the Erigeron groundcover shall be expanded accordingly. The replacement
tree species shall be compatible with this climate zone and grow to a maximum height of 30', which
will complement the building improvement.
3. BUILDING COLOR
The applicant shall paint the entire building, including the garage doors, the same color (178
Plymouth Gray).
4. MAILBOXES
The proposed mail box structures are not approved. Staff will lend support to the applicant to
develop a mailbox receptacle system which is acceptable to staff and the Post Master.
5. APPROVAL FOR ARCHITECTURAL ELEMENTS
The approval of this project is for architectural elements only and will not include notations for
public right-of-way repairs or street tree removal.
