OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
APPROVING LANDSCAPE PLANS FOR AN APPROVED
APARTMENT COMPLEX
SECTION I: PROJECT DESCRIPTION
Application No. 8-ASA-97
Applicant: SNK Development (Arioso)
Location: 10741 N. Wolfe Road and 19590 Pruneridge Avenue
SECTION II: FINDINGS
WHEREAS, the Planning Commission of the City of Cupertino received an application for
architectural approval as described in this Resolution; and
WHEREAS, the Planning Commission finds the changes are beneficial and compatible with the
surrounding area; and
NOW, THEREFORE, BE IT RESOLVED:
That after careful consideration of maps, facts, exhibits, testimony and other evidence submitted in this
matter, the building modifications described above are hereby approved subject to the conditions which
are enumerated in this Resolution; and
That the subconclusions upon which the findings and conditions specified in this Resolution are based
and contained in the Public Hearing record concerning Application No. 8-ASA-97, as set forth in the
Minutes of the Planning Commission Meeting of September 8, 1997, and are incorporated by reference
herein.
SECTION III: CONDITIONS ADMINISTERED BY THE COMMUNITY DEVELOPMENT DEPT.
1. APPROVED EXHIBITS
Approval is based on Sheets L-1 to L-3 and L-5 to L-7, dated 8/28/97 and L-4 and L-8, dated
9/2/97 and Exhibit C except as may be amended by the conditions contained in this resolution. The
furniture and architectural features in the center of the recreation building shall be portable.
2. DRIVING RANGE NETTING
The driving range netting shall not be visible from I-280.
3. THE GAME COURT AREA AND COMMUNITY PARK
The game court hours shall be 8 a.m. to dusk daily. Access shall be provided between the game
court area and community park. The path shall not be visually encumbered with shrubs or other
vegetation that hinder line of sight, to the satisfaction of the Planning Department staff.

4. FENCING
The two children's apparatus areas shall be fenced with 4 ft. high rod iron fencing. The masonry
wall around the single family "inholding" parcels shall be reviewed by staff as part of the building
permit.
5. NOTICE OF FEES, DEDICATIONS, RESERVATIONS OR OTHER EXACTIONS
The Conditions of Project Approval set forth herein may include certain fees, dedication
requirements, reservation requirements, and other exactions. Pursuant to Government Code
Section 66020(d) (1), these Conditions constitute written notice of a statement of the amount of
such fees, and a description of the dedications, reservations, and other exactions. You are hereby
further notified that the 90-day approval period in which you may protest these fees, dedications,
reservations, and other exactions, pursuant to Government Code Section 66020(a), has begun. If
you fail to file a protest within this 90-day period complying with all of the requirements of Section
66020, you will be legally barred from later challenging such exactions.

Commission in the City of Cupertino by the following roll call vote:
