OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
APPROVING LANDSCAPE PLANS, DRIVEWAY CHANGES AND
ARCHITECTURAL CHANGES FOR AN APPROVED
342 UNIT APARTMENT PROJECT AT THE SOUTHEAST
CORNER OF WOLFE ROAD AND PRUNERIDGE AVENUE
SECTION I: PROJECT DESCRIPTION
Application No. 7-ASA-97
Applicant: Irvine Apartment Communities
Location: 10750 N. Wolfe Road
SECTION II: FINDINGS
WHEREAS, the Planning Commission of the City of Cupertino received an application for
architectural approval as described in this Resolution; and
WHEREAS, the Planning Commission finds the changes are beneficial and compatible with the
surrounding area; and
NOW, THEREFORE, BE IT RESOLVED:
That after careful consideration of maps, facts, exhibits, testimony and other evidence submitted in this
matter, the building modifications described above are hereby approved subject to the conditions which
are enumerated in this Resolution; and
That the subconclusions upon which the findings and conditions specified in this Resolution are based
and contained in the Public Hearing record concerning Application No. 7-ASA-97, as set forth in the
Minutes of the Planning Commission Meeting of August 11, 1997, and are incorporated by reference
herein.
SECTION III: CONDITIONS ADMINISTERED BY THE COMMUNITY DEVELOPMENT DEPT.
1. APPROVED EXHIBITS
Approval is based on E�ibits titled:
a) "The Hamptons, Cupertino, California" consisting of 14 pages labeled: L-1.2, L-2.1 through
L-2.6, L-4.1 through L-4.6, and L-7.0, prepared by Guzzardo & Associates and dated 8/4/97
b) "Exhibit D: The Hamptons, Cupertino, California - Site Amenity Furnishings" consisting of
seven sheets prepared by Guzzardo and Associates, Inc. and dated 7/28/97
c) "The Hamptons, Cupertino, California: Revised Main Entry Elevation, Revised Elevation
Buildings 3,4,5,7 & 9 and Revised End Stair" consisting of three sheets prepared by
Seidel/Holzman and submitted for the 8/11/97 Planning Commission hearing

2. TREES
All new trees shall be a minimum size of 15 gallons unless otherwise specified on the approved
plan set.
3. INGRESS/EGRESS EASEMENT
The applicant shall grant an ingress/egress easement to the property owner of 19310 & 19320
Pruneridge Avenue for the use of the approved Pruneridge Avenue driveway abutting 19310 &
19320 Pruneridge Avenue. f
I 4. NOTICE OF FEES, DEDICATIONS, RESERVATIONS OR OTHER EXACTIONS
I The Conditions of Project Approval set forth herein may include certain fees, dedication
requirements, reservation requirements, and other exactions. Pursuant to Government Code
Section 66020(d) (1), these Conditions constitute written notice of a statement of the amount of
such fees, and a description of the dedications, reservations, and other exactions. You are hereby
� further notified that the 90-day approval period in which you may protest these fees, dedications,
reservations, and other exactions, pursuant to Government Code Section 66020(a), has begun. If
you fail to file a protest within this 90-day period complying with all of the requirements of Section
66020, you will be legally barred from later challenging such exactions.
