Modify: Building Form and Scale (Page 2-28, 2-29) To establish a consistent design relationship between high-intensitv nodes and alon maior corridors the following Basic Desin Principles shall be applied in the desin and review of development proposals in the Vallco Park and Town Center Activitv nodes, and alon Maior Corridors as identified in Fiure 2-D: 1. Vallco Park Focal Point and Activitv Center: To better define the Vallco park area west of Wolfe Road as a High Activitv Center, as described in Fiure 2- A Urban Design Overlav, a Master Plan shall be develoned for each propertprior to approval of a development areement for the area and/or anv buildin exceeding 45' in heiht. This Master Plan will include description of buildin heihts, parkingprovisions and general landscapin treatments for the area. Basic Design Principles a) For buildins up to 60 feet in height, maintain the primary building bulk below a 1.5:1 slope line drawn from the Stevens Creek Blvd., Homestead Road and Tantau Avenue curb lines and below 1:1 slope line drawn from Wolfe Road curb line. b) For buildings over 60 feet in height, maintain the primarv buildin bulk below a 2:1 slope line (i.e., 2 feet of setback for everv 1 foot of building height) drawn from the Stevens Creek Blvd., Homestead Road and Tantau Avenue curb lines and below 1.5:1 slope line drawn from Wolfe Road curb line. c Plant tall trees alon the I-280 frontae which will reach a minimum height of 50 ft. at maturi . d) Avoid parkin structures alon the Stevens Creek Blvd. frontae. e) Minimize the height and bulk of parking structures visible from public streets. 2. A Landmark mav include oQen space, landscaping and other desin elements at the corners. The citv mav reserve a permanent landscape easement as a condition of development at all four corners of the intersection to allow the construction of a future landmark and flexibilitv in desin. 3. Major Corridors: Basic Desin Principles a) Maintain the primarv buildin bulk below a 1:1 slope line drawn from the arterial street curb line or lines. b) Maximize tree landscapin along arterial street frontages between buildins and/or parking lots and their adjacent street curb lines consistent with land use visibilitv requirements. c) Establish stron Citv entrv statements consistin of landscapin, entrv sinae, special lightin and/or public art at or near the following intersections: • Stevens Creek Blvd./I-280 • Stevens Creek Blvd.lHighwa 85 • North De Anza Blvd./Homestead Road • South De Anza Blvd./Highwav 85 d) Provide substantial landscapin at all arterial intersection corners. e) Minimize curb cuts along arterial fronta es. g:/planning/cc/ex7gpa97 , , 11 — I , , , - .; . _ . ;; , / i r o 5 — a ; ExN1t , -, ;. - 2 Q j I , t y %// 'L •-W 0 \' N ' / t T \\ 1 .
