Reso 4718 8-ASA-96 CITY OF CUPERTINO 10300 Torre Avenue Cupertino, California 95014 RESOLUTION NO. 4718 OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO APPROVING ARCHITECTURAL MODIFICATIONS TO AN APPROVED PLAN, RELATING TO ELEVATIONS, RECREATION BUILDING, LIGHTING, LANDSCAPING AND FENCING SECTION I: PROJECT DESCRIPTION Application No.: 8-ASA-96 Applicant: PSS Venture, LLC Property Owner: Citation Homes Location: Southeast corner Homestead Road and De Anza Blvd. SECTION II: FINDINGS WHEREAS, the Planning Commission of the City of Cupertino received an application for approval to construct a new apartment building as described in this Resolution; and WHEREAS, the Planning Commission finds that the changes are beneficial and compatible with the surrounding area. NOW, THEREFORE, BE IT RESOLVED: That after careful consideration of maps, facts, e�iibits, testimony and other evidence submitted in this matter, the building modifications described above are hereby approved subject to the conditions which are enumerated in this Resolution; and That the subconclusions upon which the findings and conditions specified in this Resolution are based and contained in the Public Hearing record concerning Application 8-ASA-96, as set forth in the Minutes of the Planning Commission Meeting of June 24, 1996, and are incorporated by reference herein. SECTION III• CONDITIONS ADMINISTERED BY THE COMMUNITY DEVELOPMENT DEPT. 1. APPROVED EXHIBITS Except as modified by the conditions of approval in this resolution, the following plans are approved: Issacson, Wood & Associates plans 2, 3, 5, 6, 7& 8 dated 6/6/96. Scheurer Architects Inc. recreation building plan 6,7,& 8 dated Apri12, 1996, side-by-side elevations plans dated June 4, 1996 (3 sheets), but amended to add stairway shown on original plans. FENCING DETAILS The entry feature detail stucco shown on plan sheet No. 7(G), and the trellis with screen wall on plan sheet No. 8(A), and the barbecue at recreation area shall be painted one of the approved building colors identified on the approved material board. 3. COMMON AREA The construction drawing for the pool common area shall reflect the location of the barbecue, detail shown on plan sheet No. 7(F). 4. LANDSCAPING The landscaping concepts in the pool common area and the Homestead Road entrance are approved according to the landscaping plan by Isaacson, Wood & Associates sheets, No. 2& 3 dated revised 6/6/96. 5. RECREATION BUILDING The final building plans shall use the approved building materials and colors which were approved for the primary apartment building. 6. LIGHTING FIXTURES Change to more aesthetically pleasing to be determined by staff. 7. ARCHITECTURE - The side elevation shall reinstate the trellis over the third story windows as approved on the original drawings of October 2, 1995. The front elevation to recess garages 8", on those facing the right-of-way "external facing". The rear elevation to enhance the windows by adding one making them as large as they can be to suit the architectural need.
