Reso 4711 10-ASA-95 CITY OF CUPERTINO 10300 Tone Avenue Cupertino, California 95014 RESOLUTION NO. 4711 OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL FOR A SINGLE FAMILY RESIDENCE LOCATED IN A PLANNED DEVELOPMENT ZONE AT 11703 DOROTHY ANNE WAY SECTION I: PROJECT DESCRIPTION Application No.: 10-ASA-95 Applicant: Ehud Gordon Property Owner: Ehud Gordon Location: 11703 Dorothy Anne Way SECTION II: FINDINGS WHEREAS, the Planning Commission of the City of Cupertino received an application for Architectural and Site Approval, as described in this Resolution; and WHEREAS, the Planning Commission finds that the : 1. That the proposed site development plan substantially conforms to the requirements of the City of Cupertino's RHS- Residential Hillside Zoning Ordinance; 2. That approval of the site development plan meets the requirements of Condition # 16 of the Seven Springs use permit, application no. 9-U-83; and 3. That the proposed site development plan meets the hillside protection policies of the Cupertino General Plan. NOW, THEREFORE, BE IT RESOLVED: That after careful consideration of maps, facts, exhibits, testimony and other evidence submitted in this matter, application no. 10-ASA-95, is hereby recommended for approval and That the subconclusions upon which the findings and conditions specified in this Resolution are based and contained in the public hearing record concerning application no. 10-ASA-95 as set forth in the Minutes of Planning Commission Meeting of January 8, 1996 and June 10, 1996, and are incorporated by reference herein. Resolution No. 4711 10-ASA-95 June 10, 1996 Page -2- SECTION III: CONDITIONS ADMINISTERED BY THE COMMUNITY DEVELOPMENT DEPT. 1. Annroved E�ibits The recommendation of approval is based on Site Development Plans entitled "A Residence at 11703 Dorothy Anne Way, Cupertino, CA" dated 2/13/96 and consisting of 6 sheets numbered 1 through 6; plans entitled "Proposed Residence at Lot 187, Dorothy Anne Way, Cupertino, CA" and consisting of 4 sheets numbered C-1 through C-4; and a conceptual landscape plan titled "Gordon Residence, 11703 Dorothy Anne Way" and consisting of one sheet except as may be amended by the Conditions contained in this Resolution. 2. Grading Review bv Landsca�e Architect A registered landscape architect shall review grading plans and shall submit a plan to prevent soil erosion and visually screen extensive cut and fill areas. The intent of the visual screen is to soften grading scars. A 100% screening effect is not required. The landscaping shall also be consistent with chapter 14.15, Xeriscape Landscaping, of the Cupertino Municipal Code. 3. Gradin,�; Standards The grading concept and building location shall substantially reflect the approved E�ibits upon which the subject application is based. The Director of Community Development shall review and approve subsequent building permit applications based upon the RHS zoning and Grading Ordinance regulations. 4. Landsca�e Review The applicant shall submit a comprehensive landscape planting plan in conformance with chapter 14.15, Xeriscape Landscaping, of the Cupertino Municipal Code. 5. Exterior Building Colors Exterior building colors shall comply with RHS zoning standards. 6. Metal Electrical Gate Provide a fire department key switch (Knox) for automatic gate control override. 7. Fire Protection The applicant shall provide on-site fire hydrant or a residential fire sprinkler system throughout all portions of the building to the satisfaction of the Santa Clara County Central Fire Protection District. 8. Geotechnical Review The recommended actions stated in William Cotton and Associates letter dated 6/6/96 shall be implemented to the satisfaction of the City Geotechnical Consultant and City Engineer prior to final building approval. 9. Chimney Heights All chimney heights shall be set to the minimum height(s) that comply with adopted building codes. Im�rovements in the Public Utility Easement The applicant shall obtain city approval of the vacation of the front property line public utility easement prior to building permit approval.
