FOR DESIGN AND SITE DEVELOPMENT ELEMENTS FOR AN APPROVAL 24 UNITS
RESIDENTIAL DEVELOPMENT
SECTION I: PROJECT DESCRIPTION

Location: East side of Torre Avenue between Stevens Creek Blvd, & Rodrigues
SECTION II: FINDINGS
WHEREAS, the Planning Commission of the City of Cupertino received an application for
architectural and site approval in a planned development, as described in this Resolution; and
WHEREAS, the Planning Commission finds that
1. Architectural details are consistent with the building architecture.
2. The park feature provide passive space for resident and community informal gathering.
3. The modified grading plan meets the intent of maintaining the existing grade beneath the trees along
the perimeter of the property.
NOW, THEREFORE, BE IT RESOLVED:
That after careful consideration of maps, facts, e�ibits, testimony and other evidence submitted in this
matter, and is here by approved; and
That the subconclusions upon which the findings and conditions specified in this Resolution are based
and contained in the public hearing record concerning Application 1-ASA-96 as set forth in the
Minutes of Planning Commission Meeting of 12th of February 1996, and are incorporated by reference
herein.

SECTION III: CONDITIONS ADMINISTERED BY THE COMMLTNITY DEVEI,OPMENT D ,PT:
1. A��roved Exhibits: The approval is based on Exhibits including the Color Schedule dated January
18, 1996, custom color board (1-ASA-96), grading plan by Brain Kangas Foulk dated 1/19/96, photo
detail sheet (1-ASA-96) including bench, trash receptacle, pedestrian lighting, colored concrete and
modular pavers, preliminary site plan (L-1) dated 2/ 1/96, wall sections (L-2) dated 2/ 1/96, S ite
Elements (L-3) dated 2/1/96.
2. Private Park: The gate for the central opening in the low wall in the project entrance is not
approved. T'he center opening shall be widened to be approved by staff. A sign shall be placed adjacent
to the center entrance advising the public that that private park is accessible from dawn until dusk
daily. The text, size, design, and location of the sign shall be approved by staff,
3. Landscanin�: The final landscape plan, to be submitted with the building permit, shall show all
street trees.
4. Parking Si�n: The private pazking along Torre Avenue shall display signage, advising the public
that the parking is private.
PASSED AND ADOPTED this 12th day of February, 1996, Regular Meeting of the Planning
Commission of the City of Cupertino, State of California, by the following roll call vote:
