OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO APPROVING AN
EXTERIOR ARCHITECTURAL, LANDSCAPING AND PARKING MODIFICATIONS TO
AN EXISTING SHOPPING CENTER AND EXCEPTION TO THE SIGN ORDINANCE
SECTION I: PROJECT DESCRIPTION

SECTION II: FINDINGS
WHEREAS, the Planning Commission of the City of Cupertino received an application for a
change of architectural, landscaping, parking modifications and an exception to the sign •
ordinance as described in this Resolution; and
WHEREAS, the Planning Commission finds that the changes are beneficial and compatible with
the surrounding area.
NOW, THEREFORE, BE IT RESOLVED:
That after careful consideration of maps, facts, exhibits, testimony and other evidence submitted
in this matter, the building modifications described above are hereby approved subject to the
conditions which are enumerated in this Resolution; and
That the subconclusions u�on which the findings and conditions specified in this Resolution are
based and contained in the Public Hearing record concerning Application 9-ASA-95, as set forth
in the Minutes of the Planning Commission Meeting of January 8, 1996, and are incorporated by
reference herein.
SECTION III: CONDITIONS ADMINISTERED BY THE COMMUNITY DEVELOPMENT DEPT.
l. APPROVED EXHIBITS
Except as modified by other conditions in this resolution, the following plans are approved:
Signage Program Guidelines, Plan 1 dated revised 12/18/95 and plans 2, 3, 9, 10, 11 dated
12/6/95. Architectural plans AS.1-7, AS.12, AS.12a & LP-1 dated revised 12/18/95. ,

2. LIGHTING
All new interior courtyard lighting is approved subject to a lighting contour plan being submitted
and approved with the building permit. The intent is to prove that the proposed lighting will not
create glare or shine beyond the property lines.
3. PATIO CONCRETE
New textured concrete patio (plan AS.3) shall match in color, material and texture as existing patio.
4. RO F
The roof material shall have a materiai thickness and overlap creating a layered look similar to the
existing heavy shake roof. A sample of the new roof material shall be submitted with the building
permit to confirm that the shingle thickness matches the existing heavy shake roof.
5. LANDSCAPING
The tree replacement ratio shall be one tree replaced for every tree removed. A minimum of six
of the trees shall be 24" box. The location for additional replacement trees not shown on plan
page LP-1 shall be chosen by the landscape architect. A final landscape and irrigation plan, .
consistent with the cities Xeriscape ordinance, shall be submitted with the building permit and
approved by staff. Maintain trees M. and W.
6. SIGN EXCEPTION
An exception is granted to the City's sign ordinance sections 17.16.010(K) (insignias) but may be no
larger than 5 ft. x 5 ft. ,(17.24.050(A)(wall signs), 17.24.110(A) &(C) (ground sign height &
aggregate area) per the sign program guidelines referenced above. The signage on the court yard
entry features shall reflect one business name and shall meet the sign ordinance in all other ways.
7. SIGN PROGRAM
The center-wide sign program shall be approved by the Planning Director and shall be consistent
with the City's sign ordinance (17.24.020 A).
8. TRASH COMPACTOR ENCLOSURE
Enclosure wall height shall be 7 ft.
