OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
APPROVING CONSTRUCTION OF PATIO ENCLOSURE AT 8131 PARK VILLA CIRCLC
SECTION I: PROJECT DESCRIPTION

SECTION II: FINDINGS
WHEREAS, the Planning Commission of the City of Cupertino received an application I
architectural and site approval for the construction of a patio enclosure in a planned development, as
described in this Resolution; and
WHEREAS, the Planning Commission finds that
1. The patio enclosure is architecturally compatible with the surrounding structures.
2. It is not visible from any of the surrounding residences, except from the rooftops.
3. The material specification for the enclosure indicates that the space is limited to recreation
and outdoor living purposes only, and cannot be used as a habitable room.
4. The additional space does not have any impact on existing parking, since parking
requirements are based on number of bedrooms.
NOW, THEREFORE, BE IT RESOLVED:
That after careful consideration of maps, facts, exhibits, testimony and other evidence submitted in this
matter, the construction of patio enclosure is here by approved; and
That the subconclusions upon which the findings and conditions specified in this Resolution are based
and contained in the public hearing record concerning Application 4-ASA-95 as set forth in the
Minutes of Planning Commission Meeting of 29th of August 1995 and are incorporated by reference
herein.

SECTION III CONDITIONS ADMINISTERED BY THE COMMUNITY DEVELOPMENT DF_,PT.
l.A�proved E�ibits: The approval is based on Exhibits G& H showing location and details of patio
enclosure, except as may be amended by the conditions contained herein.
2. Building Permit: The cunent International Conference of Building Officials (ICBO) plans and
details of the patio enclosure and electric work shall be submitted to the Building Department Por
issuance of a building permit within 21 days after obtaining Planning Commission approval.
