application for a Use Permit, as de.scribed on Page 2 of this Resolution; and
WHERFAS, the applicant has nat met the burden of p�oof required to support
said application.; and
Wf�2FAS, the Planning Cc�nission fir�ds that the application does nat meet the
following requirements:
- The setbacks along Hcanestead are nat adequate.
� -'Ihe parking distribution is poar. Parking is r�t close enaugh to the
users. �oo it�uch tar�de�m parking is pra��osed within the Terrace P�'��J
garage.
- This site shauld pravide a miivnaun of 25 affordable rental housirig
units in an att:e.rrq�t to meet the cities State mar�lated regional fair
share of hausing. The reasons are dutliried in the staff report of
Oc.�tober 16, 1991.
- The architecture is considered exoe.ssiv+ely bulky ar�d too boxy.
- There is not an adequate a�monuit of usable lar�dsr.aped apFn space.
- Concern was expressed regarding the o�venLSe of special paving versus
se,nsitizing the oourtyard areas with more landscaping.
