2. GURB AND G�Tl'I'II2
Curbs and gutters, sidewa]ks ar�d related stru�-tures shall be installed
in a000rdanc.e with grades and star�dards as specified by the City
F�gineer.
3. SI�2EEI' LI(�I'ING INSTA T A'T'TON
Street lighting shall be installed aryd shall be as approved by the
City �gine�r. Lic�ting fixtures shall be positioned so as to
preclude glare and other forn�s of visual interferenoe t� adjoinirig
pro�rties, ar�d shall be no higher than the maximinn heic�t permitted
by the zone in which the site is located.
4. FIRE HIYDRANT
Fire hydrants shall be located as required by the City.
5. TRAF�'IC SIC�tS
Traffic oontrol signs shall be placed at locations specified by the
City.
6. SI�r TREES
Street trees shall be planted within the Public Right of Way ar�d shall
be of a type approved by the City in a000rdanoe with Ordinanoe 125
with the exoeption of the existing 36" Pine on the Stellirig Road
frontage of Paroel 4 which shall be preserved. The applicant shall
work with the Public Works Depart�ment in designing the sidewalk arour�d
the Pine tree.

7. Q2ADING
Gra�dir�g shall be as appraved at�d required by the City �gineer in
a000i�dar�oe with o�dinanoe 1134.
8. DlF2AIl�iGE
Drainage shall be provided to the satisfaction of the City �gineer.
If th�e City storm drains are not available, drainage facilities shall
be installed to the satisfaction of the City �gineex.
9. UNDF�'�AiJND UI'ILITIF�
The develaper shall cceng�ly with the requiremexits of the Undez�ground
Utilities Ordinanoe No. 331 ar�d other related Ordinar�oes ar�d
regulations of the City of Cupertino, ar�d shall coordinate with
affec.-ted utility praviders for installation of undergraund utility
devives. The developer shall sulsnit detailed plans shawing utility
provisions. Said plans shall be subject to prior approval
of the affect:ed Utility pravider arid the City F�ginePx.
10. AGRE��Tr
The project c�evelc�er shall enter into a dev+el�lt agreement with
the City of C'upe.rtino praviding for payment of fePS, includirig but not
limited to checking ar�d inspec.�tion fees, storm drain fees, park
dedication fees ar�d fee.s for undergrour�ding of utilities. Said
a�e�nt st�all be executed prior to issuanoe of construction permits .
11. �TII2 LINES
The develc�er shall install waterlines and ap�ten�'ic�s to the
satisfaction of the City Ehgineex and the water utility s�xvicing the
area. The developer shall enter into an agreeme.nt with the
apprapriate water utility for water servioe to the subject site.

13. TREE Pgpl'�CTIGITI
The applicant shall pro�vide a plan far the pratection of the following
trees, which shall includ,e fencing to the edge of the drip line to be
mairYtained thrax�i the duration of dem�lition ar�d construction
activity:
18" & 12" pine - within pro�osed Lot 2
12" pine - within praposed Iat 1
36" pine - public right-of�ray Lot 1 Stelling Road frontage
A bond in the amo�unt of $10,000/tree shall be posted to ensure
protec,�ti� of the speci.men trees. The bor�d shall be posted prior to
site clearanoe or grading. whichever oocurs first. If the trees are
damaged ar re9mrn�ad withait priar appraval of the City, th�e bor�d shall
be farfeited. After first resale of Lat 1, the Pine trees may be
re7naved at the property owner's discretion.
14. DII�LITI�T RDQUIRII�I'I'
A11 existing structures on the site shall be re�m�ved prior to ar
oon�rently with project construction. The develc�pe.r shall assLmie
the responsibility to obtain all required demolition permits in
a000rdanoe with City Ordinances & to adhere to tree protec.�tion
requirements.

The final subdivision map shall reflect that the North property line
of Lot 1 shall �nstitute the front line of said paroel.
16. DEm RESI'RICTION
The subdivider shall reoord a deed restriction warning future
of any parcel in the subdivision of potential noise im�acts
frcen th,e adjaoent railway oorridor, ar�d possible inte.nsification of
the rail oaYridor's present pattern of use. Zhe form and content of
the deed restriction shall be subject to apprdval of the City Attorney
prior to reoordation.

The applicant shall re�rove the fire equipanent turnaraund easement, as
oor�ditioned in Use Permit 20-�IM-86, upon coatq�letion of the
subdivision.
