OF THE PLANNING COMMISSION OF T'HE CITY OF CUPERTINO RECOMMENDING APPROVAL FOR
A SINGLE FAMILY HOME LOCATED IN A PLANNED DEVELOPMENT ZONE.
� SECTION I: PROJECT DESCRIPTION
� Apnlication 1-ASA-93 - Tevis Ignacio: Requesting architectural and site review and approval for a single
family home located in a planned development zone. The site is located at 11209 Stauffer Lane,
Northwest terminus of Stauffer Lane.
� SECTION II: FINDINGS

1. That the proposed site development plan substantially conforms to the requirements of the City of Cupertino's
Residential Hillside Ordinance;
2. That approval of the site development plan meets the requirements of Condition 16 of the Seven Springs use
permit 9-U-83; and
3. That the proposed site development plan meets the hillside development policies of the Cupertino General Plan.
SECTION III: CONDITIONS ADMINISTERED BY THE COMMUNITY DEVELOPMENT DEPARTMENT.
1. Approved Ezhibits:
The approval is based on the site development plan set dated October 6, 1993 containing 6 sheets and the landscape
plan dated October 12, 1993, of application 1-ASA-93, except as may be amended by the Conditions contained in
' this Resolution.
2. Colors•
The body color shall be natural earth tone and /or vegetation colors which compliment the natural surroundings and
sha11 not exceed a light reflectivity value of 60 on a flat surface.
3. Flat Yard Area:
The applicant shall reduce the amount of front and rear yard flat areas, excluding the driveway, to meet the 1000
sq. ft. requirement of the RHS ordinance to the greatest extent possible and to the satisfaction of the Cupertino
Planning Department.
4. Grading Quantities:
The maximum amount of grading on the lot shall not exceed 2500 cubic yards.
5. Landscapin�•
Prior to issuance of • building pernuts the applicant shall have a certified landscape architect certify that the
landscaping is in compliance with the Xeriscape Ordinance.
6. Tree Screen•
The row of trees along the south property line shall be planted as shown on the landscape plan dated October 12,
1993.

7. Drainage:
The soils investigation required prior to issuance of building permits shall address the potential problems of surface
'� and subsurface drainage subject to the satisfaction of the City Engmeer.

the City of Cupertino by the following roll call vote:
