regulations of the City of Cupertino, arrl shall coordinate with

provisions. Said plans shall be subject to prior approval
of the affected Utility provider ar�d the City F�ngineer.

the City of Cupertino pravidirig for paymexlt of fees, including but not

dedication fees and fees far urrdergraunding of utilities. Said
agreement shall be executed prior to issuanoe of construction permits.

13. NA�DIFICATION OF APPRp�TID DEVEIAPN�VrI' P'LAN
In the event that the applicant or subsequent property owner shall
desire to make arYy minor changes, alterations or amex�ne.nt of the
appraved develapment plan, a written request or revised develo�nt
plan s�all be suxmitted to the Director of Planning and Devel�zt.
If the Director makes a finding that the ch�anges are minor and do not
result in a material affect upon the appearance or function of the
project, said changes may be certified on the revised plan. If
appraval of said changes is withheld, the applicant may appeal to the
Planning CwYamission.

The subject use permit authorizes oonstruction of the two-story
detached single-family residential clwoelling unit not to exc�eed .45
floor area ratio including a one-car garage.
16. SEI�ACKS
The first atyd seoond story setbacks shall be a minim�nm of seven (7)
� feet on both the east aryd west prc�erty lines. 'Ihe fencing for this
site shall be in conformanoe with ordinanoe (#686) as it applies to
the street iritersec�tion site triangle and inside yard view triangles.

Prior to im�lementation of this use permit, the property owner shall
ooanplete prooeedings for annexation of the subject praperty to the
City of Cupertino. Said annexation prooess shall be cca��pleted prior
