ZONE: P(Planned Development with light industrial intent) - ------------------------------------------------------------------------------ CONDITIONS AND FURTHER FINDINGS: 1-14. Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflic does exist, the special conditions as enumerated herein shall apply. I5. That the use permit is granted for the overall master plan as des- cribed by E�hibit A, 11-U-73, as may be modified by additional conditions attached hereto. Individual use permit approvals will be required for those stages beyond Phase (9-1) as delineated on Exhibit B, 11-U-73, and the Director of Public Works memo dated October 16, 1973 titled "Construction Phasing for Vallco Park". The approved master use permit shall expire if new consCruction is not initiated in Phase (9-1) as described on the aforementioned documents within one ye.ar from City Council approval. i6 . The applicant shall bear proportional share, as determined by the City, of the cost of providing signalization at the entrance to the property at Pruneridge Avenue midway between Wolfe Road and Tantau Avenue. Such signal shall be installed at such time as - warranted by the City of Cupertino. Design of driveway approaches and traffic control devices shall be subject to the approval of the City Engineer. 17. Upon ninety (90) days written notice given by the City, the developer shall agree to participate in a local improvement district and enter into an agreement with the City to insure participation, provided that such a local improvement district is required to provide such improve- ments. The improtrements shall be in accordance with the traffic circul.a- tion element of the General Plan, as approved by City Council. 18. Encourages the most appropriate use of land, b. Conserves and stabilizes the value of property, c. Provides for adequate open spaces for ?ight and air, d. Permits adequate control of fires, . e. Promotes the health, safety and public welfare, f. Provides for the orderly development of the City, and g.
