C4NDITIUNS AND FURTHER FINDINGS:
1-14. Standard Conditions
15. A legal document shall be submitted guaranteeing right of access for
Parcels 1 and 2 to Regnart Road. The applicant sha11 submit a document
guaranteeing right of access for existing parcels to the west of the •
subject Parcels 1 and 2.
16. A gr.ading plan and geological report shall be submitted to the City
Engineer prior to the issuance of a building permit unless waived by
the appropriate City officer.
17. The property owner shall enter into an agreement with the City and
" execute necessary petitions indicating agreement to participate in
the possible future assessment district to construct sanitary sewer
lines. �
18. That the property owner will enter into an agreement with the City
and execute necessary petitions indicating agreement to participate
in the possible future assessment district for the improvement of
Regnart Road to City standards. The scope of work of the proposed
assessment district will be limited to construction of a two-lane
collector street designed to the City hillside subdivision standards
with w�iatever drainage and utility services are required to complete •
construction of the road and provide services within the right of
way. The future assessment district cost spread to this property
will be limited to the degree that benefit can be established
based upon the formulae developed for the entire assessment district.
