height limits, and other pertinent develop�ent regulations for
residenCia� �luplex uses. First Hearing continued.
)uplex The Associate Planner reviewed the conclusions reached at the pr�vious
�etbacl: hearing �n this matter. There was considerable discussion on the
-equirement setback requiremer.ts for duplex lots. It was agreed it should be 20'
or 20% of the lot, whichever is greater for two-stor.y units.

Chairman Buthenuth asked for comments from the audience.
' Mrs. Ann Anger, Monta Vista, felt the parking ratio f_or duplexes Parking ratio
should be 2:1 rather than 1.5:1. The Chairman agreed with her.
The other Commissioners appeared not to agree on this. The
Associate Planner said this �aould decrease the design flexibility
considerably for duplexes. Comm. 0'Keefe observed this would
probably dictate four garages in the front, which �aould definitely
hamper the design. The staff said they had received no complaints
on the present parking ratio.
