CONDITIONS AND FURTHER FINDINGS:
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions as enumerated herein shall apply.
15. Prior to recordation of the f inal map, the property owner shall enter
into an a�ree.ment with the City requiring participation by the
property owner in a Local Improvement District at such time as said
district is formed. In the event th� property owner desires to record
a final map prior to the initiating of a Local•Improvement Distri�t, �
the property owner shall make the necessary dedications and post the
appropr.iate guarantees for improvement to those designated areas as
required by the Director of. Public Works.
16. The property owner will agree to cooperate with the City and with
other property owners and public agencies to provide the required
improvements by the formation of a local improvement district i£
this method is determined feasible by the City Council. Under the
terms of assessment proceedings the developer may obtain credit for
dedication of right of way required for streets which are included
within the district.
17. If the assessment proceeding is not selected by the City Council,
the property owner shall be responsible for �ll improvements �
required by City ordinances and by the Planning Commission as a
condition of app.roval, except that the property owner may defer
installation of improvements on any parcel until such time as build-
ing permits are issued for constructi_on thereon or until the City
Engineer or City Council may require their instal�ation.
18. That a revised tentative map shall be prepared prior to submis�ion
of the map to the City Council for final consideration. Said map
shall indicate dedication of the 60-foot rigr.t of way at the
wzsterly property line and shall exhibit the proposed cross sections
of a11 public riPhts of way. lipon completion of said revised map,
iic shall be Iabelled Exhibit A, lst Revision and shall be made a
part of this pr�posal.
