RECOMMENDING THE APPROVAL OF a tentative map to
divide 8.25 acres into five lots.

CONDITIONS AND FURTHER FINDINGS:
1-14. Standard Conditions to the extent that they do not conflict with the
special condiCions enumerated herein. In the event a conflict does
exist, the special conditions as enumerated herein shall apply.
15. Approval is based upon tentative map, labeled Exhibit A, lst Revision,
of 7-TM-72, as amended.
16. Upon completion of the permanent extetision of Bubb Road across the
Southern Pacific Railroad tracks westerly to its intersection with
McClellan Road, the access road easement and pavement easterly of
the railroad shall be removed in a manner as approved by the City
Engineer.
17. The area adjacent to McClellan Road shall be disposed as follows,
counted from the present center line of the road: T�aenty (20) feet
existing right-of-way; plus ten (10) feet to be dedicated as a public
road and improved to the satisfaction of the Director of Public Works;
plus fifteen (15) feet to be maintained as an easement for possible
future public use; plus ten (10) feet to be kept clear of buildings,
parking and industrial structures. A masonry wall six (6) feet high,
or another physical and visual barrier approved by the Architectural
and Site Approval Committee shall separate the industrial area from
McClellan Road. Lot area visible from McClellan Road shall be land-
scaped to the satisfaction of the Architectural and Site Approval
Committee.
18. The 28-foot private drive connecting Bubb Court with McClellan Road,
as described on Ex�ibit A, lst Revision, of 7-TM-72 is not approved.
There shall be no direct access from lots to McClellan Road.
19. Enough space shall be left in front of garage doors or gates to
accommodate the largest trucks (including trailers) that normally
serve a lot, without blocking any part of the public right-of-way.
