ZONE: R1-7.5 ACREAGE: 1.84 acres ------------------------------------------------------------------------ CONDITIONS AND FURTHER FINDINGS: 1-14. Standard Conditions 15. The driveway corridor for each flag lot shall be a minimum of fifteen (15) feet which combined will allow for the construction of a common 18-foot driveway and 12 feet of planting for Lots 1, 2, 3, and 4. Necessary easements shall be described on the final map prior to recordation. ' 16. Due to ttie lack of an on-street parking lane on Hillcrest Road, provision shall be made on each lot for four off-street parking spaces (excluding the garage facility). Vehicular turn around space shall be provided on each flag lot (Lots 1-4). 17. Individual lots shall not be mass graded. Architectural plans describing lot grading, off-street parking and building iocations shall be submitted to the Architectural and Site Approval Committee for review prior to issuance of a building permit for construction on each individual lot within the subdivision. 18. A deed restriction shall be recorded on all lots of the sub- division informing prospective purchasers that all building construction and grading on individual lots shall be subject to the approval of the Architectural and Site Approval Committee of the City of Cupertino. The subdivider shall submit copies of said deed restrictions as well as the Declaration of Covenants, Conditions and Restrictions to the City Attorney for approval prior to recordation. -1-
