Standard Conditions 15. Prior to recordation of the final map, the applicant shall enter into an agreement with the City requiring partici- pation by the applicant in a Local Improvement District at such time as said district is formed. In the event the applicant desires to record a final map prior to the initiating of a Local Improvement District, the applicant shall make necessary improvements involving the rechannel- ization of Stevens Creek Boulevard and the signalizaLion of the intersection of Bandley Avenue and Stevens Creek Boulevard as required by the City Engineer. 16. The subdivider will agree to cooperate with the City and with other property owners and public agencies to provide the required improvements by the formation of a local improvement district if this method is determined feasible by the City Council. Under the terms of assessment proceedings the developer may obtain credit for dedication of right-of-way required for streets which are included within the district. 17. If the assessment proceeding is not selected by the City Council, the subdivider shall be responsible for all improve- ments required by City ordinances and by the Planning Com- mission as a condition of approval, exczpt that the subdivider may defer installation of improvements on any parcel until such time as building permits are issued for construction thereon or until the City Engineer or City Council may require � their installation. 18. The Architectural and Site Approval Committee shall evaluate each proposed development within the subdivision based upon � a common building, landscaping, and off-street parking design theme. -1-
