RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CU PERTINO RECOM-
MENDING THE GRANTING OF A ZONE CHANGE,
UiHEREAS, the attached application has been submitted to the City of
Cupertino requesting a change of zone in the zoning regulations of
the City, as stated on Page two; and
WHEREAS, the Planning Commission has,held at least one public hearing ln
regard to the application on the date as noted on said application; and
�JI'�EREAS, the Planning Commission has duly considered and heard all
evidence submittied in regard to said application; and
��IHEREAS, the necessary public notices have been given as required by
the Zoning Ordinance of the City of Cupertino;
NOW, THEREFORE, BE IT RESOLVED:
1. That the Planning Commission finds that the proposed zone change:
a. Encourages the most appropriate use of land,
b. Conserves and atabilizes the value of property,
c. Provides for adequate open spaces for light and air,
d. Permits adequate control of fires
e. Promotes the health, safety and public wel£are,
f. Provides for the orderly development of the City,
g, Is advantageous to the property and improvements in the zoning
district and neighborhood in which the property is located.
2, That said Planning Commission, therefore, reports favorably to
the City Council in the matter of granting said zone cha.nge.
Said approval to be sub,�ect to the following conditions:
Exhibit "B", which is composed of Conditions 1-12 quoted below:
1. Install ornamental street lights. All lighting shall be designed
to in no way interfere with ad,jacent residential district.
2. Street trees will be planted in the public right-of-way and shall
be of a type approved by the City in places designated by the City.
3. Traffic control signs will be placed at locations to be specif ied
by the City.
�. Fire hydrants shall be located as requested by the City.

7. Curbs, gutters, sidewalks, and structures shall be installed to

faction of the City Engineer.
9. Street improvements abutting the applicant's property shall be
according to City standards and specifications.
10. The applicant shall be responsible for completing site as showlz on
approved plot plan and shall be required to pay for required .
engineering, checking and�inspection fees prior to issuance of `
Building Permit. '
11. Landscaping sha11 be as and maintained as shown on plot plan:
12. Street widen3.ng and dedications shall be in accordance with street
widths approved by City Engineer.
