CONDITIONS
1-12. Standard �onditions to the extent that they do not conflict
with the special conditions enumerated herein� In the event
that a conflict does exist the special conditions as
enumerated herein shall apply.
13. The right of way of Bubb Road and Imperial Avenue shall
be seventy four (7�+) feet, as shown on the approved
Tentative Map. It is understood that there will be no
objection to "No Stopping or Par�in.g" regulations.
l�. Boulevard trees shall be planted and maintained within
lot boundaries, in conformance with the City's tree
planting program.
15. Front yards shall be landscaped, except for necessary
driveways. The industrial area shall be separated from
adjacent areas zoned residential or so indicated in the
General Plan by a six (6) foot high masonry wall or
other physical and visual barrier, plus trees or other
screenirig; these conditions to be effected to the satis-
faction of the Architectural and Site Approval Committee
or as otherwise approved by the City Council.
16. Enough space shall be left in front of garage doors or
gates to accommodate the largest trucks (including
trailers� that normally serve a lot, without blockin�
any part of the public right-of-way.
17. Industrial activities in the open, including l.oading,
unloading and parking of delivery vehicles, shall be
located in the rear of the lot. Back yard and front
yard shall be separated by the main buildings or by
a wall or other visual barrier extending over the entire
width of the lot, except for drivec,rays or gateways of
necessary width.

18. There shall be no direct vehicular access from lots
within this area to McClellan Road, except as follows:
Access to the lot between McClellan Road, Bubb Road
and the Southern Pacific Railroad may be arran�ed in
any way which in the opinion of the Director of Public
Works does not create a traffic hazard. Access to
McClellan Road from an automotive service station.
shall be permitted should a Use Permit for such
station be granted.
19. The area adjacent to McClellan Road shall be disposed
as follows, counted from the present cen.ter line of the
road: Twenty (20� feet existing right-of-way; plus
ten (10� feet to be dedicated as public road and
improved to the satisfaction of the Director of Public
Works; plus fifteen (15� feet to be maintain.ed as an
easement for possible future public use; plus ten (10)
�feet to be kept clear of buildings and industrial
structures.
20. A building, a masonry wall six (6� foot high, or other
physical and visual barrier shall separate tl� industrial
area from McClellan Road, and lot area visible from
McClellan Road shall be landscaped; these conditions
to be effected to the satisfaction of the Architectural
and Site Approval Committee or as otherwise approved
by the City Council. This Condition 20 shall not
apply to an automotive service station, should a
Use Permit for such station be granted.
21. The developer shall either acquire all the property
n.ecessary for completion of Bubb Road, �cClellan Road,
and Imperial Avenue, or shall post bonds to reimburse
the Cit�r for the cost of acquistion by eminen.t domain
of property located outside the area rezoned by Ordinance
No. ��5. These streets shall be dedicated an.d con.structed
to connect with McClellan Road, the existing part of
Imperial Avenue and the proposed railroad crossing. At
the curve connectin�. the existin� and proposed parts
of Imperial Avenue the Director of Public Works may
approve a temporary road with less radius and width
to remain until such time as two of the three pro-
posed lots have been developed.

21. The limit of property acquisition and street improve-
c'd ments on Imperial Avenue that the developer is re-
quired to obtain. and improve at his own cost outside
of the area rezoned by Ordinance No. ��5 will be
limited to an area bounded by a point 225 feet
northerly of the existing cen.terlin.e of Olive Street,
the existin� westerly right-of-way line of Imperial
Avenue and the easterly line of the future 7�-ft
right-of-way extension of Imperial Avenue. The
centerline radius of said future extension shall be
approximately 225 feet.
