RECOMMENDTNG THE APPROVAL OF A TENTATIVE MAP
dividing 15.94 acres into 145 lots

CONDITIONS:
1-12. Standard Conditions to the extent that they do not conflict with
the special conditions enumerated herein. In the event that a
conflict does exist the special conditions as enumerated herein
shall apply.
13. The developer shall provide for the acquisition, dedication and
improvement of "Street A" as shown on the Tentative Map.
14. The developer shall dedicate and improve Streets B an.d C as re-
quired by the City Engineer including the acquisition, dedication
and improvement of the 12-foot by 35-foot triangle located at the
intersection of Streets B and C, a portion of the P G& E property.
15. It is expected that street improvements on Stevens Creek Boulevard
will be brought about by assessment proceedings in the future.
The developer will be required to share in the cost of street
improvements along Stevens Creek Boulevard between Foothill Boule-
vard and "Street A", based upon the proportionate benefit which
would be established on an area basis. Under this condition the
developer may either stipulate to this condition outlined herein
within the development agreement or may post a bond for the
estimated share of the ultimate costs of the improvement of
Stevens Creek Boulevard between those limits.
Since the developer is inst�.11ing improvements along his frontage
on Foothill Boulevard, no deferred agreement to participate in
the cost of assessment improvements along that frontage will be
required.
16. Those private access road rights-of-way adjacent to the southerly
boundary of the property shall be extended to abut the southerly
boundary. The developer shall retain the right to access over
these private roads to properties lying between their southerly
boundary and Stevens Creek Boulevard which might be incorporated
as a part of this development at a later date. Improvements for
travelled ways shown as private roads need not be extended at
this time.

17. Provision shall be made for the improvement of the 12-foot roadway
easement along the southerly property line adjacent to lot 94 in
a manner acceptable to the Central Fire District. Said improvement
shall in no way require the removal of the existing tree in that
area.
18. Where private driveways deadend provision shall be made for turn-
away area as required by the Central Fire District.
19. Adherence to the conditions set forth in Planning Commission Reso-
lution No. 729 approving the zoning of the property is hereby made
a condition of approval of this Tentative Map.
20. The developer shall provide a revised Tentativ.e Map in accordance
with the development plan as approved by Planning Commission Reso-
lution No. 729 approving the zoning of the property.
