RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF CUPERT_LNO:F3ECOMMEND-
ING THE GRANTING OF A ZONE CHANGE �
WHEREAS the attached application has been submitted to the City of Cupertino
requesting a change of zone in the zoning regulations of the.City, as stated
on Page 2; and
WHEREAS the Planning Commission has held at least one public hearing i.n re-
gard to the application on the date as noted on said application; and
WHEREAS the Planning C�mmission has duly considered,and heard all evidence
stzk�mi.tted in regard t� said application; and
InJH��'R.EAS the necessary public notices have been given as required by the
-°� Ordinance of the City of Cupertino;
�,��>>r�, THEREFORE, BE IT RESOLVED:
�. I'hat the Planning Commission finds that the proposed zone change:
=�.. Encourages the most appropriate use �f land,
b. Conserves and stabilizes the value of property,
c. Provides for adequate open spaces for light and air,
:�. Permits adequate control of fires,
e. Promotes the health, safety and public welfa:re,
f', Provides for the orderly development of the Cityp
�. Is advantageous to the property and improvements in the zoning
district and neighborho�d in which the property is locatedo
�. That said Pl�:nning Commission, therefore reports favorably to the
City Council in the matter of granting said zone changeo Said
approval to be subject to the following conditionsFl
Fxr�ibit "B", which is composed of Conditions 1-12 qu.oted below:
l. Install ornamental street lightso Al1 lighting shall be designed
to in no way interfere with adjacent residential district.
�. Street trees will be planted in the p�blic right-of-way and sh<�,11
be of a type approved by the City in places designated by the City.
3. Traffic control signs will be placed. at locations to be specified
by the City.
4. Fire hydrants shall be located as requested 'py the City�
5. A masonry wall will be built separating any .commer,cial_area f.rom
any residential area; which wall shall be six feet high above the
highest adjoining finished grade.
5. All parking areas and driveways will be paved a shown or� the plot
plan.
7. Cur'ps, gutters, sidewalks, and structu.res shall be installed to
grades and be constructed in accordance with standard.s specified
by the City Engineer.
8. Drainage within and without the development shall �e to the satis-
faction of the City Engineers
