ING THE GRANTING OF A ZONE CHANGE
WI=�'k�EAS the attacYied application has been submitted to the �'ity of Cupertino
request=ing a change of zone in the zoning regulations of the City, as stated

WHERF�AS the Planning Commission h-�.s held at least one public hearing in re-
gard to the application on the date as noted on said application; and
WHFREAS the Planning Commission has duly considered and. heard all evidence
su'c,mi tted in regard to said application; and

- 1< ,:'r�at the Planning Commission finds that the proposed z�ne change:
a, Encourages the most appropriate use of land,
b. Conserves and stabilizes the value of property�
c, Provides for adequate open spaces for light and air,
d. Permits adequate control of fi�es,
e. Promotes the health, safety and public we1_fa.re,
f. Provides for the orderly dej�elopmen.t of the C.ity,,
�;. Is advantageous to the property and improvements in the zoning
district and neighborhood :in which the pr.operty :is loca.teda
2. That said Planning Commission, therefore reports favora,�ly to the
City Council in the matter of granting said zone change, Sa.:id
approval to be subject to the following conditions°

3. Traffic control signs will be placed. at locations to k�e specified
by the City.
4. Fire hydrants shall be located as requested by r,he Cityo
5. A masonry wall will be built separating a.ny comme.rcial area from
any residential area; which wall shall be six fEet high above the
highest adjoining finished grade.
5. All parking areas and driveways will k�e paved as tihown on the plot
plan.
7. Curbs, guttei�s, sidewalks, and structures shall be installed to
grades and be constructed in accordance with sfandards specified
by the City Engineer.
8. Drainage within and without the developznen.t shall be to the satis-
faction of the City Engineero
9. Street improvements abutting the applicant's property sha.11 be
according to City standards and specificationso
10. The applicant shall be respons.ible for completing site as shown
on approved plot plan and shall be required to pa.y fo.r required
engineering, checking and inspectior� fees prior to issuance of
