WHEREAS the Planning Commission of the City of Cuperi�,_no received an application for a USE PERMIT, as stated on page 2; and WHEREAS the applicant has met the burden of proof required to support said application; and WHEREAS the Planning Commission finds that the application meets the following requirements: a. Encourages the most appropriate use of land, b. Conserves and stabilizes the value of property, c. Provides for adequate open spaces for light and air, d. Permits adequate control of fires, e. Promotes the health, safety and public welfare, f. Provides for the orderly development of the City, and g. Is advantageous to the property and improvements in the zoning district anc :�,�hborhood in which the property is �-�,�ted; NOW, THEREFORE, BE IT RESOLVED: That after careful consideration of maps, facts, exhibits and other evidence submitted in this matter, the application for the USE PERMIT be, and the same is hereby granted, subject to the conditions stated on page 2; and BE IT FURTHER RESOLjZED: That the aforementioned findings be approved and adopted, and that the Secre�ary be, and is hereby directed to notify the parties affected by this decision. The lights in the parking lot not to exceed six (6� feet in height, other on-site lighting not to exceed four (�� feet in height. 19 The hours of operation shall be from 7:00 AM to one hour after sunset for all outdoor activities. 20 No phonographs, radios, public address or paging systems, powered megaphones, bells, buzzers, or similar noise making devices will be permitted outdoors at any time. No starting pistol or hand megaphones permitted to be used prior to 7:30 AM on weekdays and 8:30 AM on weekends or holidays. The same hours of operation shall apply to motorized equipment such as lawn mowers, roto- tillers, saws, etc. 21 The improvement of Rae Lane to City Standards, is required. 22 Indoor night activities will be permitted provided they do not create moise obnoxious to the surrounding homes. In order to make this condition abundantly clear, the night time activities of the club will be reviewed one (l� year after the completion of the club house; and if, in the opinion of the Planning Commission, the noise level is undesirable, the night time activities will be eliminated.
