WHEREAS the necessary pu.blic notices have been given as required by the Zoning Ordinance of the City of Cupertino; NOW, THEREFORE, BE IT RESOLVED: 1. That the Planning Commission finds that the proposed zone change: a. Encourages the most appr.opriate use �f land, b. Conserves and stabilizes the value of property, c. Provides for adequate open spaces for light and air, d. Permits adequate control of fires, e. Promotes the health, safety and public welfare, f. Provides for tre orderly development of the City, g. Is advantage���s to the property and improvements in the zoning district and neighborhood in which tre property is located. 2. That said Pl�.nning Commission, therefore, reports favorably to the City Council in the ma�ter of granting said zone change. Said approval to be subject to the following conditions: Exhibit "B", which .is composed of Conditior�s 1-12 quoted below: l. Install �rnamental street lightso Al. lighting shall be designed to in no wa.y interfere with a.djacer�t residential district. 2. Street t.r.ees will be planted in the pu'plic right-of-way and shall be of a type approved by the City ir places designated by the City. 3. Traffic control signs will �be placed at l��cations t� be specified by the Citya �. Fire hydrants shall be located as requested 'py the City. 5. A masonry wa11 will be �built separating any commercial area from any residential ar°ea; which wall shall be six feet high above the highest adjoining finished gra.de� 6. Curbs, gutters sid.ewalks, �,nd structures shall be installed to grades and be coristructed in accordance with standards specified by the City En.gineera 8. Drainage within and wit.hout t?�e development shall be to the satis- faction of the Cit;y Engineer, 9. The applicant shall be resp�nsible for completing site as shown on approved plot plan and shall be required t� pay for required engineerir��, crecking and inspection fees prior to issuance of Building Yerrriit, 11.
