RESOLUTION OF THE PL•ANNI��TG COi'`�IMISSIOIVT 0�' '�HE CITY OF CUPERTINO RECOMMEND-
ING THE GRANTTNG OF A ZONE CHANGE
WHEREAS the attached applica�ion has been submitted to the City of Cupertino
requesting a change of zorie in the zoning regulati_ons of the City, as stated
on Page 2; and
WHEREAS the Planning Comm.ission has held at least one public hearing in re-
gard to the application on the date as rioted on said application; and
WHEREAS �he Planning Commission has duly considered and heard all evidence
submitted in regard t� said application; ar�d
WHEREAS the necessa.ry pu.blic notices have been given as required by the
Zoning of tre City of Cupertino;
NOW, THEREFORE, BE IT RESOLVED;
l. That the Planning Commission finds that the proposed zone change:
a. Encourages the most appropriate use of land,
b. Conserves and stabilizes the value of property,
c, Provides for adequate open spaces for light and air,
d. Permits adequate control of fires
e. Promotes the healt:�. safety and public welfare,
f. Provides for tre orderly developmer�t of the City,
g. Is advantageous to the property and improvements in the zoning
district and rieig�zborhood in which tre property is located.
2. That said P1<�.rining Commission, therefore, reports favorably to the
City Council. in the rnatter of granting said zone change. Said
approval to be subject to the following conditions:

l. Install ornamenta,l street l.ightso All lighting shall be designed
to in no wa.y :interfere with a.djacer�t residential district.
2. Street trees will be planted in the p�zblic right-�f-way and shall

3. Traffic control signs will be placed at locations to be specified
by the �Citya
�. Fi.re hydrants shall t�e located as requested 'py the City.
5. A masonry wa11 ti�ill be �bu�lt separating any commercial area from
any residential ar�ea; which wall shall be six feet high above the
highest adjoinir�g finished gradee
6. Al1 parking areas a.nd driveways will be paved as shown on the plot
plan.
7. Cur'ps, gutters sid.ewalks, and structures shall be installed to
grades and be coristructed in accordance with standards specified
by the Cit� Enginee.ra
8. Drainage within and without the development shall be to the satis-
faction of the City Engineer,
9. St•reet improvemerlts abutting the applicant's property shall be
according to City standards and. specifications.
10. The applicant sr�all be responsible for completing site as shown
on approved plot plarl and sha.11 be required to pay for required
engineerir��, crecking and inspection fees prior to issuance of
Building Perrrii� ,
11. Landscaping shall '�e as approved and maintained as shown on plot plan.
l2. Street widening and dedications shall be in accordance with street
widths approved. by Ci.ty Engineer.
