CONDITIONS:
l. Peninsula Avenue will be extended as shown on the Planning
Department's map dated May 18 1967 The area marked "Ext."
on this map shall be dedicated as a Public Street but may
not be accepted by the City of Cupertino unless and until
arrangements for municipal improvements on adjacent land
(marked "State of California") have been made to the satis=
faction of the City.
2. It may be possible to revise Tentative Map 2-TM-67 and shorten
Peninsula Avenue under the following circumstances: If the
area limited by the northern boundary of the area included in
Application 2-TM-67, by Southern Pacific RR and by Junipero
Serra Freeway (area marked "State of California" on the Ten-
tative Map) be annexed to the City of Cupertino; if it be
rezoned Planned Development (P) Zone with Planned Industrial
Park use; and if it be joined with Lots 2 and 3 into one
single lot.
3. A twenty feet (20') wide driveway shall be constructed from
Peninsula Avenue to Lowe Avenue, approximately following the
western, northern and eastern boundaries of the area covered
by Application 2-TM-67, in approximately the location shown
on the Planning Department's map. The driveway may be
utilized for parking lot aisles, but not for parking or for
storage. At lot lines, there may be constructed gates with
padlocks that can be cut by fire protection units. The drive-
way shall be secured by easements or deed restrictions.
�+. The Development Plan required as part of or preceding any
Use Permit shall be submitted to the Central Fire Protection
District.
5. It is understood that there will be no objection to "No
Stopping or Parking" regulations in Peninsula Avenue north
of University Avenue. Front yards shall accommodate all
short-time parking and all stops by such vehicles as taxis
and mail trucks.

6. Al1 requirements of Ordinance 002(x), regulating Planned
Industrial Park zones and uses, shall apply. As a conse-
quence, no industrial buildings shall be erected within
eighty-five feet (85') of the present City boundary, and
there shall either be a solid masonry wall six feet high
or a landscaped strip twenty-five feet (25') wide adjacent
to University Avenue.
7. A strip fifteen feet (15') wide, north of the City boundary
along University Avenue, shall be dedicated as a public
street and constructed to the satisfaction of the City
Engineer. There shall be no direct access from University
Avenue to adjacent industrial lots, except for emergency
vehicles or in emergency situations.
8. A strip along Peninsula Avenue, a minimum of fifteen feet
(15') wide, shall be acquired f rom Southern Pacific Railroad
and be dedicated to the City of Cupertino. Peninsula Avenue
south of University Avenue shall be constructed, improved and
paved to a width of fifty-five feet (55' ), to the satisfaction
of the County's and City's Departments of Public Works.
9. The developer shall be required to contribute one-fourth
(1��) of the cost of signalization and other traffic engineer-
ing devices at the intersection of Stevens Creek Blvd. and
Peninsula Avenue. Contribution towards other improvements
of the northern half of Stevens Creek Blvd, may be required
by the County of Santa Clara.
