CONDITIONS AND FINDINGS:
1-14. Standard Conditions
15. A legal document shall be submitted guaranteeing right of access for
Parcel B over Parcel A and the existing roadway dividing Parcel A
and Lands of Cocciardi. Said document shall be approved by the City
Attorney.
16. A grading plan and geological report shall be submitted to the City
Engineer prior to the issuance of a building permit.
17. Architectural plans including proposed lot grading, drainage and
fencing shall be submitted to the Architectural and Site Approval
Committee for review prior to issuance of a building permit for any
construction on each 1ot within the subdivision.
18. A deed restriction shall be recorded on all lots of the subdivision
. informing prospective purchasers that all building construction,
fence construction and grading on the individual iots shall be sub-
jecfi to the approval of the Architectural and Site Approval Committee
of the City of Cupertino. The subdivider shall submit copies of said
deed restriction as well as the declaration of the covenants, con-
ditions and restrictions to the City Attorney for approval prior to
recordation.
19. The property owner shall enter into an agreement with the City and
execute necessary petitions indicating agreement to participate in
the possible future assessment district for the improvement of
Regnart Road to City standards. The scope of work of the proposed
assessment district will be limited to construction of a two-lane
collector street designed to the City hillside subdivision standards
