CONDITIONS:
1-14 Standard Conditions to the ext�nt that they do not conflict with
the special conditions enumerated here�n. In the event a conflict
does exist, the special conditions as enumerated herein shall apply>
15 Individual building sites shall not be mass graded during initial
street construction stage. A mass gradir�g approach to deve�opment
of this property is prohibited. P_rchitectural plans including
proposed lot grading, drainage and fencing sha?1 be submitted to
the Architectural and Site Approval Conunittee tor review prior
to issuance of a building permit for any construction an each
individual lot within the subdivision.
16 Street lighting intensity and design of fixture shall be subject
to the approval. of the Architectur.al and Site Approval Co�mittee.
17 Approval is based upon tentative map labeled Exhibit A- 2nd
Revision.
18 The developer shall be required to construct to City standards
all water distribution and other facilities deemed necessary by
ttie City for the purpose of providing sufficient and reasona'�1e
water service for said developments.
In addition, rhe developer may be required to install additional
water facilities to provide c�pacit�es for continued expansion and/
or planned development of the systera. All water utility facilities
shall be dedicated to the City of Cupertino Municipal Water Utility
System. •
The developer and the City may enter into a reimbursement agreement
to cover the cost of oversizing or off-Site improvements required
except in L�iose instances where r_he improvements are exclusively
for the ultimate benefit of tlle development above.
In general, the City will nor reimbtirse the developer for any
on-site lines of ten inches diat�eter or less.
