Reso 084914-Z-70 RESOLUTION NO. 849 (MINUTE ORDER) OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO outlining minimum development standards for the proposed residential development as described in Rezoning Application No. 14-Z-70. Applicant: Van Hoag The Planning Commission recommends that should the City Council find the pro- posed rezoning to be appropriate the following minimum development standards be made a condition of approval: 1. The minimum setback distance between buildings within the proposed development and the easterly and southerly property lines shall be twenty (20) feet. 2. Pedestrian access shall be provided in such a manner as to permit access to Voss Avenue and the Monta Vista Elementary School site. 3. The minimum distance between the rear of buildings separated by common areas shall be forty five (45) feet. 4. The development rights to the 15+ acre hillside open space area, as shown on the development plan submitted, labeled "Exhibit B, lst. Revision", shall be dedicated to the City of Cupertino. Said dedication shall be made prior to issuance of the first building permit. 5. The main entrance to the project shall be redesigned in a manner acceptable to the City Engineer. 6. On -street parking shall not be permitted except in designated parking bays, and the overall number of parking spaces provided in the town- house portion of the development shall equal 2.5 spaces per dwelling unit, excluding driveway parking.
