RESOLUTION OF THE °LAI�NING CO�ZNiISSION OF THE CITY OF CUPERTINO RECOM-
MENDING THE GRANTING OF A Z Oi�T.�' CHAIV r� .
WHEREAS, the attached application has been submitte� to the City
of Cupertino requesting a cha.n�� oF zone in the zoning regulations of -
the City, as statecl on page two; �n�.
WHEREAS, the Planning Con�rnission has held at least one public
hearing in regard to the application on the date as noted on said
application; and
WHEREAS, the Planning Commission has duly considered and heard
all evidence submitted in regard to said application; and
WHEREAS, the necessary puUlic notices have been given as required
by the zoning ordinance of the City of Cupertino;
NOW, THEREFORE, BE IT RESOLVED:
1. That the Planning Commission f3.nds that the proposed zone
change: a, Encourages the most appropriate use of land,
b. Conserves and stabilizes the value of prop�rty,
c. Provides f�r adequate open spaces for light and air,
d. Permits a�.equate control of fires,
e. Promotes the heal'ch, safety �.nd public welfare,
f. Provides for the flrderly development of the City,
g. Is advantageous to the property and improvements in
the zoning district ancl neighborhood in tivhich the
property is located.
2. That said Planning Conunission, therefore, reports favorably
to the City Council in the matter of grant�ng said zone change. Said
approval to be subject to the follotiJing conditions:
Exhibit "B" which is composed of C�nditions 1-12 quoted below:
l. Install ornamental street lights. All lighting shall
be designecl to in no way itzterfere ti�aith adjacent resi-
dential district.
2. Street trees will be planted in the public right-of-way
and sha11 be of a type approved by the City in places
c?esignated by tlze City.
3. Traffic control signs will be placed at locations to be
specified by the City.
�;-. Fire hydrants shall be located as requested by the City.
5. A masonry wall will be built separating any commercial
area from any residential area; which wall shall be six
feet high above the highest adjoining finished grade.
6. A11 parking areas and driveways will be paved as shown
on the plot plan.
7. Curbs, gutters, siclewalks, and structures shall be in-
stalled to grades and be constructed in accordance with
st�ndards specified by the City Engineer.
