RESOLUTION OF THE PLANNIt�1G COMMISSION OF THE CITY OF CUPERTINO RECOM-
MENDING THE GRANTING OF A Z ONE CHANGE,
WHEREAS, the attached applicai;ion r.as been submitted to the City
of Cupertino requesting a chan�n �f zone in the zoni.ng regulations of
the City, as stated on page two9 and
WHEREAS, the Planning Conunission has held at least one public
hearing in regard to the application on the date as noted on said
application; and
WHEREAS, the Planning Commission has duly considered and heard
all evidence submitted in regard to saicl application9 and
WHEREAS, the necessary public notices have been given as required
by the zoning ordinance of the Cit�T of Cupertino9
NOW, THEREFORE, BE IT RESOLVED:
1. That the Planning Commission finds that the proposed zone
change: a, Encourages the most a�propriate use of land,
b. Conserves and stabilizes the value of property,
c. Provides far adequate onen spaces for 1i�ht and air,
d. Permits adequate control of fires,
e. Promotes the health, safety and public welfare,
f. Provides for the orderly development of the City,
g. Is advantageous to the property and improvements in
the zoning district and neighborhood in which the
property is located. -
2. That said Planning Commission, therefore, reports favorably
to the City Council in the matter of granting said zone change. Said
approval to be subject to the folloti�ing condi'cions:
Exhibit "B", which is composed of Conditions 1-12 quoted below:
1. Install ornamental street lights. All lighting shall
be designed to in no way interfere with adjacent resi- -
dential district.
2. Street trees will be planted in the public right-of-way
and sh�11 be of a type approved by the City in places
c�.esignated by tne City.
3. Traffic control signs will be placed at locations to be
specified by the City.
�-. Fire hydrants shGll be located as requested by the City.
5. A masonry vaall will be built separating any commercial
area from any residential area; which wall shall be six
feet high above the highest ad�oining finished grade.
6. All parking areas and driveways wi11 be paved as shown
on the �1ot plan.
7. Curbs, gutters, sic�ewalks, and structures shall be in-
stalled to grac�es and be cons'cructed in accordance with
st2ndards specif�_ed by the City Engineer.
