WHER.EAS, the attached applica�cion has been submitted to the City of Cupertino requesting a chan�e of zone 3.n.the zoning regulations of the City, as stated on page tvao; and WHEREAS, the Planning Commission has held at least one public hearing in regard to the application on the date as noted on said application; and WHEREAS, the Planning Commission has duly consiclered and heard all evidence submitted in regard to sai_d application; and WHEREAS, the necessary public notices have been given as required by the zoning ordinance of the City of Cupertino; NOW, THEREFORE, BE IT RESOLVED: 1. That the Planning Commission finds that the proposed zone change: a, Encourages the most appropriate u�e of land, b. Conserves anc� stabilizes the value of property, c. Provi�es for adequate open spaces for light and air, d. Permits adecauate cor�trol of fyres, e. Promotes the health, safety ��nd public welfare, f. Provides for the orderly development of the City, g, Is advantageous to the property and improvements in the zonin� district and neighborhood in tiahich the property is located. 2. That sa3d Planning Commission, �herefore, reports favorably to the City Council in the m�tter of granting said zone ehange. Said approval to be subject to the folloti�Jing conditions: Exh3.bit "B", which is composed of Conditions 1-12 quaiced below: 1. Install ornamental street lights. A]:I lighting shall be designed to in no way interfere va3.th adjacent resi- dential district. 2. Street trees will be planted in the public right-of-way and sha11 be of a ty�e approved by the City in places designated by the City. 3. Traffic control signs will be placed at locations to be specified by the City. �-. Fire hydrants sha11 be located as requested by the City. 5. A masonry wall will be built separating any commercial area from any residential area; which wall sha11 be six feet high above the hi�hest ad�oining finished grade. 6. Al1 parking areas and driveways will be paved as shown on the plot plan. 7. Curbs, gutters, sidewalks, and structures shall be in- stalled to gracles and be constructed in accordance with standards specif�.ed by the City Engineer. 8, Drainage within ancl without thz development shall be to the satisf action of the City Engineer. 9.
