' GRANTING OF A USE PERMIT in a PC-H Zone for a group of buildin�s for

CONDITIONS AND FURTHER FINAINGS:
1- 12 Standard Conditions (Exhibit B) �
13 Uses allowed are professional offices, plus a number of semi-
professional shaps such as book stores, art shops, pharmacies.
Big shops such as supermarkets, department stores, a11-purpose
drug stores will not be allotved.
1�F Building height shall not exceed 12 storiea or 25 feet.
15 Parking ratio for the area for which this Use Permit is granted
shall be at least one parking space for each 180 sq.ft, gross
floor area.
16 In addition to the above parking, there shall be at least one
loading space for each c�mmercial building.
17 More de�ailed plans for buildings and plantings shall be sub-
mitted to the Planning Commission for each stage of the devel-
opment; �his shall not necessitate a new application.
18 Above plans (17) shall be revietived and approved by the �
H-Control Commission.
19 All utilities shall be underground.
20 Procedure for revisions is as follows:
In the event that the applicant shall desire to make any change,
alteration or amendmen� in the Develo�ment P1an after it�has
been approved by the City C�uncil as a condition to this Use
Permit, a written request and a revised Development Plan shall
be submit�ed to the City Planner.
If the size and gener�l location of buildings is not increased,
and the City Planner makes a finding that the changes a_re minor
and do not affect the general appearance of the area or the
interests of �wners of property within or ad,joining the Devel-
opment Area, the City Planner may certify the change on the
revised plan. If such approval is withheld, the applicant may
ap�eal to the Plann3.ng Commission.

TheGRANTING A USE PERMIT.
WHEREAS, the Planning Commission of the City of Cupertino
received an application for a USE PERMST, as stated on page two; and
WHEREAS, the applicant has met the burdern of proof required
to support his said application; and
WHEREAS, the Planning Commission .finds that the application
meets the follouTing requirements�
a. Encourages the most appro�riate use of land,
b. Conserves and stabi�izes the value of property,
c. Provides for adeguate open spaces for light and air,
d. Permits adeauate control af fires,
e. Promotes �the health, safety and public welfare,
f. Provides for the orderly development of the City, and
g. Is advantageous to the property and improvements in the
zoning district and neighborhood in which the property is
located;
NOW, THEREFORE, BE IT RESOLVED:
That after careful consideration of maps, facts, exhibits and
other evidence submitted in th�s matter, the application for the USE
PERMIT be, and the same is hereby �ranted, subject to the conditions
stated on page two; and
BE IT FURTHER RESOLVED:
That the aforementioned f inc'ings be approved and adopted, and
that the Secretary be, and is hereb5� direc�ed to notify the parties
affected b�T this decision.

� City Planner sha11 submit the change to the Planning Commission.
If the change is denied by the Commission, the applicant may
appeal to the City Council, as provided in Ordinance 002(a} of
the City of Cupertino.
A change in the Development Plan including change of require-
ments or conditions, or an increase af the total floor area of
buildings, shall be processed as a new application for a Use
Permit.
21 Adherence to the presented DevElopment Plan is a condition to
the granting of this Use Permit.
22 Temporarily undevelcpec� areas shall rema�.n agr� cultural o�� be
us�d for something eq>>all,y suitable and slghtly until developed.
PASSED AND ADOPTED this 8th day of March 1965 at a regular meeting of
the Planning Commission of the Cit,y of Cupertino, Sta�e of California,
