RESOLUTION OF THF PLANN�:�iu Cnr��'IISSION OF THE C=ITY OF CUPERTINO RECOM-
MENDING THE GRANTING OF A Z Oi�TE CHA��'�E .
WHEREAS, the attached applica�cion has been subr�itted to the City
of Cupertino requesting a chan�e of zone in the zoning regulations of
the City, as statec� on page two; 2.nd
WHEREAS, the Planning Conu�ission has held at 1.east one public
hearing in regard to the application on �the date as noted on said
application; and
WHEREAS, the Planning Commission has duly considered and heard
all evidence submitted in regard to said application; and
WHEREAS, the necessary public notices have been given as required
by the zoning ordinance of the City of Cupertino;
NOW, THEREFORE, BE IT RESOLVED:
1. That the Planning Commission finds that the proposed zone
change: a , Encourages the most appropriate use of land,
b. Conserves and stabilizes the value of property,
c. Provides for adequate open spaces for light and air
d. Permits adequate control of fires,
e. Promotes the health, safety and public welfare,
f. Provides for the orderly developmen'c of the City,
g. Is advantageous to the property and improvements in
�he zon:i.ng district and neighborhood in tiuhich the
property is loca.ted.
2. That said Planning Comrlission, the•refore, reports favorably
to the City Council in the matter of granting said zone change. Said
approval to be subject to the follovaing canditions:
Exhibit "B", which is compo�ed of Conditions 1-12 quoted below:
1. Install ornamental s'creet lights. A11 lighting shall
be designed to in no way interfere with adjacent resi-
dential district.
2, Street trees will be planted in the public right-of-way
and shall be of a type approved by the City in places
c?esignated by the City.
3. Traffic control signs will be p_laced at locations to be
specified by the City.
�. Fire hydrants sha11 be located as requested by the City.
5. A masonry wall wi11 be built separating any commercial
area from any residential area; which wall shall be si�
feet high above the highest ad�oining finished grade.
6. Al1 parking areas and driveways will be paved as shown
on the plot plan.
7. Curbs, gutters, siclewalks, and structures shall be in-
stalled to grades and be constructed in accordance with
standards specified by the City Engineer.
