WHEREAS, the attached applica�cion has beelz subm.itted to the City of Cupertino requesting a ch�ng� �f zon� �..n the zoning re�u7.ations of the City, as stated on page two; and W�-IEREAS, the Planning Conu:�ission has held at least one public hearing in regard to the application on the date as n.oted on said application; and WHEREAS, the Planning Commission has duly considered and heard all evidence submitted in regard to said application; and WHEREAS, the necessary public notices have been given as required by the zoning ordinance of the City of Cupertino; NOW, TF�REFORE, BE IT RESOLVED: 1. That the Planning Commission finds that the proposed zone change: a, Encourages the most appropriate use of land, b. Conserves and stabilizes the value of property, c. Provides for adequate open spaces for light and air, d. Permits adequate control of fires, e. Promotes the health, safety and public welfare, f. Provides for the orderly development of the City, g. Is advantageous to the property and improvements in the zoning district and neighborhood in tivhich the proper�Cy is located. 2. That said Planning Comr,lission, therefore, reports favorably to the City Council in the matter of granting said zone change. Saicl approval to be sub�ect 'co the follovaing conditions: Exhibit "B", which is composed of Conaitions 1-12 quoted below: 1. Install ornamental street lights. A11 lighting shall be designed to in no way interfere with adjacent resi- dential district. 2. Street trees will be planted in the public right-of-way and shall be of a type approved by the City in places designated by the City. 3. Traffie control signs will be p�aced at locations to be specified by the City. �-. Fire hydrants shall be located as requested by the City. 5. A masonry wall will be built separating any commercial area from any residential area; which wall shall be six feet high above the highest ad�oining finished grade. 6. All parking areas and driveways will be paved as shown on the plot plan. 7, Curbs, gutters, sidewalks, and structures shall be in- stalled to grades and be construeted in accordance with standards specifzed by the City Engineer. 8. Street improvements abutting the applic�nt's property shall be according to City standards and sl�ecifications- 10.
